Nexton vs Carnes Crossroads vs Cane Bay

Which is the better fit: Nexton, Carnes Crossroads, or Cane Bay?
All three are master-planned communities in Berkeley County with Summerville-area addresses. Cane Bay is the biggest by sales volume and sits in the middle on price (September 2026 median sold: 405,500 dollars). Nexton has the newest town-center retail and the highest price (485,000 dollars). Carnes Crossroads, inside the City of Goose Creek, had the lowest median (395,368 dollars) and the tightest supply. The right pick depends on your commute, your budget, and which one has the home you want right now.

I live in Hanahan and I work these three communities every week. Buyers lump them together because they share a ZIP code and a growth story. They are not the same product. Here is how they compare with real numbers.
What do these three communities have in common?
Start with the address confusion, because it trips up almost every out-of-area buyer. Listings for all three show Summerville and ZIP code 29486. That does not mean Dorchester County. Nexton, Carnes Crossroads, and Cane Bay are all in Berkeley County, and Carnes Crossroads sits inside the City of Goose Creek. Your taxes, your county services, and your school district follow the county and the exact address, not the mailing city.
Berkeley County is also where the growth is. The regional planning council projects Berkeley County will add 61,419 residents from 2020 to 2030, which is 58 percent of all new tri-county residents. These three communities are a big reason why.
How do the numbers compare?
These are Flexmls residential statistics pulled October 28, 2026, covering October 2025 through September 2026. They include every residential home type in each community, so townhomes and new construction pull the numbers around.
| Measure | Nexton | Carnes Crossroads | Cane Bay |
|---|---|---|---|
| September 2026 median sold price | 485,000 dollars | 395,368 dollars | 405,500 dollars |
| Range of monthly medians, last 12 months | 417,990 to 561,933 dollars | 395,368 to 505,629 dollars | 359,781 to 421,000 dollars |
| Median list price of active homes (September) | 515,000 dollars | 445,490 dollars | 430,154 dollars |
| Active listings (end of September) | 175 | 57 | 354 |
| Homes sold, last 12 months | 617 | 447 | 1,151 |
| Average days on market (September closings) | 67.9 | 38.7 | 78.7 |
| Months of supply (July to September average) | about 3.1 | about 1.9 | about 3.9 |
Months of supply here means active listings divided by average monthly sales from July through September. My calculation, not an MLS-published figure.
Two things stand out. Carnes Crossroads is the tightest market of the three, with the fewest active homes and the fastest September closings. Cane Bay has the most inventory and the slowest September closings, which usually means more room to negotiate. Nexton sits in between and carries the premium.
Monthly medians swing in all three because the mix of new construction and resale changes month to month. Nexton ranged from about 418,000 to about 562,000 dollars in the last 12 months. Do not anchor on one month.
How are they different day to day?
Nexton
Nexton is developed by Newland and owned by Sekisui House. Industry coverage describes it as about 5,000 acres planned for roughly 10,000 residences. Nexton Square is the retail hub, with restaurants such as Halls Chophouse, Fuji Sushi, and Taco Boy. MUSC has announced a Nexton medical center scheduled to open in 2028. Nexton is roughly 25 miles northwest of downtown Charleston, so plan your commute before you fall for the floor plan.
Carnes Crossroads
Carnes Crossroads is a 2,300-acre community at U.S. Highways 17A and 176 in Goose Creek. Roper St. Francis Berkeley Hospital, a 50-bed hospital, anchors a medical campus there. Lennar bought roughly 1,475 acres of the undeveloped western portion in 2021, so new sections keep opening. One section, Horizons, is a gated community for buyers 55 and older. The community also has a working farm that gives it its "agrihood" label.
Cane Bay
Cane Bay is the volume leader. More than 1,100 homes closed there in the last 12 months, which gives you more comparable sales and more choice across ages and price points. Builder and listing descriptions point to pools, trails, parks, and a clubhouse. I built a full area guide for it here: Cane Bay Plantation guide.
How do you decide?
- Pick Nexton if you want the newest town-center feel and your budget can carry the higher median.
- Pick Carnes Crossroads if you want the lowest recent median, a hospital on site, and you can move fast, because supply is thin.
- Pick Cane Bay if you want the most choices and the most negotiating room.
Whatever you choose, do three things before you write an offer. Apply for the 4 percent legal residence assessment ratio with the county (South Carolina taxes owner-occupied homes at 4 percent instead of 6 percent, but only after you apply, and Berkeley County has an online application). Ask for HOA dues and any special district charges in writing. And confirm school assignment with the district by address, because lines change. Frequently Asked Questions
Are Nexton, Carnes Crossroads, and Cane Bay in Dorchester County?
No. All three are in Berkeley County, even though listings often carry a Summerville mailing address and the 29486 ZIP code. Carnes Crossroads sits inside the City of Goose Creek. Always confirm the county and tax district for the exact address.
Which is cheapest, Nexton, Carnes Crossroads, or Cane Bay?
In September 2026 MLS data, Carnes Crossroads had the lowest median sold price at about 395,000 dollars, Cane Bay was about 405,500 dollars, and Nexton was 485,000 dollars. Monthly medians move a lot in new construction communities, so compare several months and the specific home type.
Which of the three is closest to a hospital?
Carnes Crossroads has Roper St. Francis Berkeley Hospital on its medical campus. MUSC has announced a Nexton medical center scheduled to open in 2028. Cane Bay is served by facilities in the surrounding Summerville and Goose Creek area.
Do I need to apply for the lower property tax rate after I buy?
Yes. South Carolina taxes an owner-occupied legal residence at a 4 percent assessment ratio instead of 6 percent, but you must apply with the county, and Berkeley County offers an online application. File before the first penalty date for the tax year.
Is new construction or resale the better buy in these communities?
It depends on your timeline and budget. New construction can take months to finish and builders may offer incentives, while resale homes close faster and let you compare actual sold prices. Get any builder incentive in writing and compare it to recent resale sales.
