D.R. Horton Robot Factory Deal: What It Means in Charleston

Is D.R. Horton Building Robot-Built Homes in Charleston?
Not that anyone has announced. On October 13, 2026, D.R. Horton and Promise Robotics announced a multi-year agreement that gives Horton access to robotic factory production supporting 1,250+ homes, according to the press release. The release does not say where those homes will be built, and press reports point to the Phoenix area. I found nothing tying the deal to Charleston County, Berkeley County, or Dorchester County. It still matters if you are shopping new construction here, because Builder magazine ranks D.R. Horton second among builders in the Charleston-North Charleston market by 2025 closings, and a change in how Horton builds is worth watching.
What D.R. Horton and Promise Robotics Actually Announced
Promise Robotics, a Toronto-based company, sells what it calls Factory-as-a-Service. D.R. Horton is the first major U.S. homebuilder to use the platform, according to the announcement.
How Factory-as-a-Service Works
The release says the service takes a builder's existing home designs and turns them into one coordinated process: robotic manufacturing, factory operations, and onsite installation. The builder gets automated production capacity without building and running its own factories.
D.R. Horton's stated goals are better cycle times, more production capacity, and more consistent, predictable operations.
What the Release Does Not Say
Where the homes will be built. Phoenix appears only in the release's dateline.
Where the factory is, how big it is, or when it starts.
How much any of it costs, or whether buyers will pay less.
What Has Been Reported
BetaKit reports that the 1,250+ homes are mostly single-story houses for buyers in the Phoenix area. It also reports a planned 16,000-square-foot Phoenix factory, with manufacturing expected to begin in early 2027. Those details come from press coverage, not the release, and with manufacturing not expected until early 2027, this is a plan, not a result.
You will also see an eight-hour figure. HousingWire reports that the company's CEO estimates its system can frame a typical 1,800-square-foot home in about eight hours. That is a company estimate for structural framing, not the time to build a finished house, and I could not find an independent test of it.
Where D.R. Horton Stands in the Charleston Market
D.R. Horton is not a newcomer here. Builder magazine's 2026 Local Leaders ranking for Charleston-North Charleston puts it second by 2025 closings.
| Rank | Builder | 2025 closings |
|---|---|---|
| 1 | Lennar | 1,512 |
| 2 | D.R. Horton | 859 |
| 3 | PulteGroup | 451 |
| 4 | Ashton Woods Homes | 393 |
| 5 | Dream Finders Homes | 332 |

Charleston Is Already a Strong New Construction Market
Realtor.com ranked Charleston-North Charleston first among the 100 largest U.S. metros for new construction in its 2026 report, released August 31, 2026, using listing data from January through June 2026. Here is what sits behind that ranking:
Median new-build listing price: $443,273
Median existing-home listing price: $504,832
New builds list 12.2% below existing homes
New construction makes up 24.8% of listings
Those are listing prices, and they compare medians of different homes, not the same house built two ways. A lower median does not mean a given new build costs less than a comparable resale.
What Factory Production Could Change, and What It Has Not Proven
If factory production works at Horton's scale, the upside is in the stated goals: better cycle times, more capacity, and more predictable operations. For a buyer, that could someday mean fewer schedule surprises. That is a possibility, and nobody has shown it yet.
What has not been shown: any savings, any pricing change, or any finished homes from this agreement. Factory production also does not remove the checks you would run on any new build: the site, the work done on the lot, inspections, and the builder's contract.
What I Tell Buyers Considering New Construction Right Now
Do Not Time Your Purchase Around Robots
Nothing is announced for this market and no savings have been shown. The homes you can compare today are the ones that matter. Look at price, incentives, loan terms, schedule, and warranty together.
Factory-Built Still Means Verify
Whoever builds the pieces, you want the construction schedule, the inspection plan, and the warranty terms in writing. I lay out the inspection schedule I recommend, including the pre-drywall inspection, in my new construction buyer's guide.
Bring Your Own Representation
The sales representative at a model home works for the builder, not for you. Many builders ask that your agent be with you or registered at your first visit, so check the policy before you walk in. I cover how to register your agent first in the same guide.
What to Watch Next
Whether the Phoenix factory starts manufacturing in early 2027, as reported.
Whether the cycle-time and consistency gains show up in delivered homes.
Whether any factory or pilot is announced in the Southeast.
This post reflects what was public as of October 21, 2026.
Frequently Asked Questions
Is D.R. Horton building robot-built homes in Charleston?
Not that I can find. The October 13, 2026 announcement does not name where the 1,250+ homes will be built, and BetaKit reports the Phoenix area. I found no announcement tying the agreement to Charleston, Berkeley, or Dorchester County.
What is Factory-as-a-Service in homebuilding?
Factory-as-a-Service is Promise Robotics' model for giving a builder access to automated production capacity without building and running its own factory. According to the release, it turns a builder's existing home designs into a coordinated process covering robotic manufacturing, factory operations, and onsite installation.
Will robot-built homes cost less?
No savings have been disclosed. The release names goals of better cycle times, more production capacity, and more consistent, predictable operations, but it gives no pricing or cost-savings figures. Whether any of that reaches buyers as lower prices has not been shown.
Where does D.R. Horton rank among Charleston builders?
Builder magazine's 2026 Local Leaders ranking for Charleston-North Charleston lists D.R. Horton second with 859 closings in 2025, behind Lennar at 1,512. The page does not explain its method, so treat it as Builder's ranking, not an official market share.
Should I wait to buy new construction in Charleston until robots are building homes?
I would not time a purchase around this. Nothing has been announced for the Charleston market and no savings have been shown, so the better move is comparing the full builder package on the homes available now: price, incentives, loan terms, schedule, and warranty.
Do I need my own agent for new construction in Charleston?
The sales representative at a model home works for the builder, not for you, and you can always hire your own agent. Many builders ask that your agent be with you or registered at your first visit, so check the builder's policy before you walk in.
The headline made it sound like robots are about to build your next house. The reality is an agreement covering 1,250+ homes, reported for Phoenix, with nothing announced for Charleston. Keep an eye on it, but do not shop around it.
I work with buyers across Charleston, Berkeley, and Dorchester Counties, including buyers comparing new builds against resale homes. If you are getting serious, get on the VIP Home Search so you see the right listings first, or grab a time with me and we will map out your plan.
