Moving to Charleston SC With $600K? 5 Areas I'd Actually Buy In (2026)
What Can $600K Buy You in Charleston SC in 2026?
It depends on what you are willing to trade. Based on closed sales in our MLS over the last six months, $600,000 bought about 1,700 square feet on James Island, roughly 10 minutes from downtown Charleston. The same budget bought about 3,000 square feet of brand new or nearly new construction in Summerville and Nexton, with a drive of 35 minutes or more. That is close to double the house for the same money. If you are moving to Charleston in the next year with a budget around $600K, the real question is not whether you can afford Charleston. It is which trade-off you want to live with every day: drive time, house size, home age, or lot size.
I'm Brett Kelley, team leader of The TREAT Team at SCSOLD, LLC. I've been licensed in South Carolina since 2016, and most days I'm sitting across from someone with a budget, a dozen browser tabs, and a few ChatGPT answers that don't agree with each other. Below are the five areas I'd actually look at with $600K. Each one gets the same four questions: what $600K buys, how long you'll drive, what everyday life looks like, and the catch. The catch is the part most people skip. If you'd rather watch, the full video is right here.
The 5 Areas at a Glance
| Area | Median size at $600K | Typical year built | Drive to downtown | The catch |
|---|---|---|---|---|
| James Island | About 1,700 sq ft | Late 1980s | About 10 min | Least house on the list, Folly Road traffic, split jurisdiction |
| West Ashley, inside I-526 (29407) | About 1,500 to 1,600 sq ft | Around 1960 | 10 to 15 min | Changes street by street, including flood zone |
| West Ashley, outside I-526 (29414) | About 2,300 sq ft | Around 2008 | 25 to 30 min from Bees Ferry | Fast growth and road work |
| Johns Island | About 2,300 sq ft | 2019 median | 25 to 30 min | Smallest lots, island traffic |
| Hanahan | About 2,850 sq ft | Around 2012 | 20 to 25 min | Small sample, fast-moving inventory, aircraft noise on some streets |
| Summerville and Nexton | About 3,000 sq ft | 2024 median | 35 min or more from Nexton | I-26 at rush hour, HOA dues, two counties |
Source: Brett Kelley's review of closed residential sales near $600,000 in the Charleston Trident MLS over roughly the six months ending early October 2026. These are sold prices, not list prices. Drive times are typical weekday estimates, not peak summer weekend traffic. Hanahan's figures lean heavily on one neighborhood, so treat that row as a smaller sample than the others.
James Island: Closest to Downtown and the Beach
If being close to downtown and close to the beach matters most, James Island is where I'd start.
What $600K buys. A median of about 1,700 square feet. The typical home was built in the late 1980s on about a quarter acre, which is a good size lot for this close in. Think Lawton Bluff, Lynwood, Cross Creek, Wexford Sound, and Stiles Point.
The drive. About 10 minutes to downtown Charleston, 15 to 20 minutes to Folly Beach depending on the time of day, and about 30 minutes to the airport.
Everyday life. Folly Beach is close enough for an evening walk on the sand. James Island County Park is right there, and new restaurants keep opening up and down Folly Road. It feels like living in Charleston without living downtown.
The catch. You get less house here than almost anywhere else on this list. Folly Road traffic is serious. And James Island is split between the Town of James Island, the City of Charleston, and Charleston County, which changes your taxes and your services. Check which one a home sits in, and check the flood zone on every single house. Our Charleston cost of living breakdown covers what flood zones do to your insurance bill.
West Ashley: Two Different Markets Split by I-526
West Ashley is really two markets with two zip codes. Inside I-526 is mostly 29407. Outside I-526 is mostly 29414. Same name, totally different house.
Inside I-526 (29407)
What $600K buys. Roughly 1,500 to 1,600 square feet, typically built around 1960 on about a quarter acre. Think Byrnes Downs, Avondale, and Air Harbor. The drive. About 10 to 15 minutes to downtown Charleston.
Outside I-526 (29414)
What $600K buys. Closer to 2,300 square feet, typically built around 2008. Think Carolina Bay, Grand Oaks, and Shadow Moss. The drive. From the Bees Ferry side, plan on 25 to 30 minutes to downtown.
Everyday life. Avondale has restaurants and shops, and the West Ashley Greenway gives you a bike route out toward Bees Ferry. Between the two sides, you've got everything you need. The beach is about 30 minutes either way, and a midday weekend run to Folly can stretch closer to an hour.
The catch. West Ashley is very neighborhood dependent. One street over can mean a different flood zone, a different age of home, and a different price per square foot. Outside I-526 is growing fast, with major road work underway around Main Road and Highway 17, but that is also where you'll find more new construction instead of the older homes you see in Avondale.
Why I Wouldn't Stop Your Search at $600K
This is the part that's different right now. You may have more room to negotiate than you think. There are a few more homes for sale than this time last year, and they're taking a few days longer to sell. Across our MLS, homes sold for about 95.6% of their original list price in September 2026.
Here's what that looks like in real life. Over the last six months, about one in every three homes that first hit the market between $615,000 and $650,000 closed at $600,000 or less, between price drops and negotiation. So a home listed at $625,000 may not be out of reach. At $600K, I wouldn't just ask "what can I afford?" I'd ask "where can I negotiate the best house?"
And if you're wondering whether to wait for prices to drop, I'll be honest. Prices aren't falling here. They're flat to slightly up. What changed is your leverage, not the price tag. You can't time the market. You can pick the right area and negotiate well. Run your own payment on our mortgage calculator, and if you're renting when you land, compare both paths on our rent vs. buy calculator.
Johns Island: Newer Homes and More Room Inside
If you want a newer house and more space inside without a 40-minute drive, Johns Island is where to look.
What $600K buys. About 87% of the homes that sold around $600,000 here were built in 2015 or later, and the median year built was 2019. Median size was about 2,300 square feet. Think Oakfield, Whitney Lake, Maybank Village, and Sea Island Preserve.
The drive. On a normal Tuesday or Thursday, about 25 to 30 minutes to downtown Charleston, about 30 minutes to Folly Beach, 20 to 25 minutes to the beaches on Kiawah, and about 45 minutes to the airport. A peak summer Saturday is a different story.
Everyday life. The beaches at Folly, Kiawah, and Seabrook are not far at all. Add the Angel Oak, local farmers markets, and a slower pace that still feels very much like Charleston.
The catch. You get more house, but not more land. The typical lot here was only about a seventh of an acre, the smallest on this list. And traffic on and off the island is one of the biggest frustrations I hear from friends, family, and clients who live there.
Hanahan: More House and Central to the Whole Tri-County
My family and I live in Hanahan, so I'll give you the numbers and the honest part.
What $600K buys. The median home at $600,000 was about 2,850 square feet, built around 2012. Most of those sales were in one neighborhood, Tanner Plantation, so the sample is small. Hanahan also has plenty of older homes, including the neighborhoods off Yeamans Hall Road, Otranto, and Eagle Landing.
The drive. You're right off I-526 and I-26. That's about 20 to 25 minutes to downtown Charleston and 10 to 15 minutes to the airport and Boeing. Naval Weapons Station is about 15 minutes up the road in Goose Creek, and Joint Base Charleston is about 15 to 20 minutes. Sullivan's Island runs about 30 minutes, and Folly Beach is closer to 45 minutes, maybe an hour some days.
Everyday life. Hanahan works like a big backyard with quick trips almost anywhere in the tri-county. Summerville is about 30 minutes. So is James Island.
The catch. It's not postcard Charleston. You'll find marsh views, but not on every corner like James Island. Inventory is limited and homes at this price move fast, so if you find one you love, you need to be ready to act. Tour different parts of Hanahan and different styles, from single-story brick ranches to the newer two- and three-story homes in Tanner Plantation. Depending on the street, you will hear planes because of the airport, Boeing, and the base, so visit at different times of day.
Summerville and Nexton: The Most House for the Money
This is the one that gets you the most house. Summerville here includes Nexton, Carnes Crossroads, and Summers Corner.
What $600K buys. A median of about 3,000 square feet, with some sales over 4,000 square feet, and a median year built of 2024. You're mostly buying brand new or nearly new. That's almost double the house you'd get in West Ashley inside I-526 for the same budget.
The drive. From Nexton, plan on 35 minutes or more to downtown Charleston, 20 to 25 minutes to the airport, and about 40 minutes to Sullivan's Island on a normal Tuesday.
Everyday life. Community pools, trails, parks, and activities, plus town centers you can actually walk to in some of these neighborhoods. Historic downtown Summerville is its own thing, with local shops, dining, and the Flowertown Festival every spring.
The catch. The drive. I-26 at rush hour is real. Many of these neighborhoods carry HOA fees, so ask for the yearly number, and ask early. Summerville also spans two counties, Dorchester and Berkeley. Depending on the address, that changes your taxes, your school assignment, and more. Look it up house by house.
How I'd Narrow It Down
If you handed me $600,000 and told me you were moving to Charleston, here's how I'd sort it:
James Island if you want to be near downtown and the beach and you're okay with less house.
West Ashley if you want to be central. Inside I-526 for older homes and a bigger lot, outside I-526 for more space.
Johns Island if you want a newer house.
Hanahan if you want more house and a central spot for the whole tri-county.
Summerville and Nexton if you want the most house, newer construction, and community amenities.
Here's the problem with picking an area off YouTube, though. Two people with the same $600,000 budget can end up in completely different places depending on their commute, which school district a home is assigned to, flood insurance, whether they want new construction, and how often they actually go downtown. Those are the questions I ask every single time someone calls me about moving here, and they have to come first.
Frequently Asked Questions
What can $600K buy in Charleston SC in 2026?
It depends on the area. Based on closed sales in our MLS over the last six months, $600,000 bought about 1,700 square feet on James Island, about 1,500 to 1,600 square feet in West Ashley inside I-526, about 2,300 square feet on Johns Island or in West Ashley outside I-526, about 2,850 square feet in Hanahan, and about 3,000 square feet in Summerville and Nexton. Closer to downtown means less house. Farther out means more house and a longer drive.
Where do you get the most house for $600K near Charleston?
Summerville, including Nexton, Carnes Crossroads, and Summers Corner. At $600,000 the median home was about 3,000 square feet with a median year built of 2024, so you are mostly buying brand new or nearly new. That is almost double the house you get in West Ashley inside I-526 for the same money. The trade-off is a drive of 35 minutes or more to downtown Charleston from Nexton.
Can I live close to downtown Charleston for $600K?
Yes. James Island is about 10 minutes from downtown and 15 to 20 minutes from Folly Beach, and $600,000 bought about 1,700 square feet there. West Ashley inside I-526 is 10 to 15 minutes from downtown, with homes built around 1960 on about a quarter acre. Both give you a shorter drive in exchange for less space and older homes.
Should I look at homes listed above $600K?
Yes. Over the last six months, about one in three homes that first hit the market between $615,000 and $650,000 closed at $600,000 or less after price drops and negotiation. Across our MLS, homes sold for about 95.6% of their original list price in September 2026. A home listed at $625,000 may be within reach.
Are home prices dropping in Charleston in 2026?
No. Prices are flat to slightly up. What changed is buyer leverage. There are a few more homes for sale than this time last year and they are taking a few days longer to sell, which gives buyers more room to negotiate on price and terms.
What should I check before buying a home in the Charleston area?
Check the flood zone, the HOA dues as a yearly number, and which jurisdiction and county the home sits in, because that changes your taxes, services, and school assignment. James Island is split between the Town of James Island, the City of Charleston, and Charleston County. Summerville spans Dorchester and Berkeley Counties. Look these up house by house, not area by area.
A $600K budget gives you real choices in the Charleston area. Close in means less house. Farther out means more house and more driving. And in this market, the homes listed just above your number deserve a look, because the leverage is on your side more than it has been in years.
