Cane Bay Plantation Homes for Sale and Community Guide

Last updated September 2026 by The TREAT Team. South Carolina License #96167.

Cane Bay Plantation has a Summerville mailing address and almost nothing else in common with the town of Summerville. It sits in unincorporated Berkeley County off U.S. Highway 176, with its own elementary, middle, and high school inside the community, a 300-acre lake system, and a YMCA that doubles as a public library. Most buyers find it while searching Summerville. The ones who buy well figure out early that they are not choosing Cane Bay. They are choosing one of more than twenty separate sections that happen to share an entrance road.

What is living in Cane Bay Plantation like?

Cane Bay Plantation is a master-planned community in Berkeley County, South Carolina, with a Summerville 29486 mailing address. It is built around a 300-acre lake system and a trail network planned at more than 25 miles, it holds Cane Bay Elementary, Cane Bay Middle, and Cane Bay High inside its footprint, and it includes two age-restricted 55+ sections, Del Webb at Cane Bay and Four Seasons at Lakes of Cane Bay. Homes sit in Berkeley County, so Berkeley County schools and Berkeley County taxes apply, not Dorchester County.

Why Cane Bay Plantation?

The case for Cane Bay is convenience you can actually use on a Tuesday, not just amenities you see in a brochure.

  • School is inside the community. Cane Bay Elementary, Cane Bay Middle, and Cane Bay High all sit within the development, and the trail system uses overpasses so students can bike to school without crossing a major road.
  • The lake is real water. Lakes of Cane Bay wraps a 300-acre system with multiple launch points, which is rare this far inland without buying on Lake Moultrie.
  • Errands happen at the entrance. The Publix-anchored Market at Cane Bay, Starbucks, Eggs Up Grill, Famulari’s Pizzeria, Rio Chico, and Cane Bay Primary Care through the Roper St. Francis Physicians Network are all just inside the front of the community.
  • The YMCA is a genuine anchor. The Cane Bay Family YMCA opened in 2019 as a 54,000-square-foot facility with an indoor pool, elevated track, ballfields, and a full Berkeley County Library branch, the first YMCA and public library pairing of its kind in the country.
  • The west side of the job map is close. Volvo Cars at Ridgeville is a straight run up Highway 176, and Home Telecom fiber runs to homes throughout the community.

What Living in Cane Bay Plantation Is Actually Like

Cane Bay was approved by Berkeley County Council alongside Nexton and Carnes Crossroads, three mega-developments that now touch each other near the intersection of Highway 17-A and Highway 176. The developer, Gramling Brothers, describes the full plan at roughly 7,000 acres, and the community’s own marketing cites an RCLCO ranking as the number 12 top-selling master-planned community in the nation for 2024. That scale is the whole personality of the place. Everything is newer, everything is organized, and nearly everything is a golf cart ride away.

The daily rhythm runs on the trail network. Kids ride to Cane Bay Elementary, families cart to the YMCA fields on Saturday mornings, and the lake sections fill up with kayaks and paddleboards when the weather cooperates, which in the Lowcountry is most of the year. The feel is closer to a self-contained small town than a subdivision, and that is exactly why it sells.

The history of the roads is the part most buyers never hear. For roughly its first decade, Cane Bay had one way in and out, onto Highway 176. The Post and Courier reported in January 2026 that the Nexton, Carnes Crossroads, and Cane Bay cluster is on track to hold 50,000 to 75,000 residents as it builds out, with roads and services still catching up. The county has added a Black Tom Road connection and a link to the Nexton Parkway Extension, and the first phase of the Highway 176 widening turned the stretch from 17-A to the Nexton Parkway Extension into a five-lane road with medians and sidewalks. Phase 2, per Berkeley County, widens 176 from two to four lanes between Nexton Parkway and Jedburg Road. Better than it was. Not finished.

Lake Village: What the September 2026 Approval Means for Cane Bay

On September 28, 2026, Berkeley County Council gave final approval to Lake Village, the Gramling Brothers expansion of Cane Bay along Highway 17-A. It replaces the original 2006 development agreement for roughly 2,000 acres, and Live 5 News reported it allows up to 5,500 homes plus commercial space. In practice, Cane Bay is not finished growing. It is starting its second act.

  • Roads and infrastructure. The developer committed $10 million in immediate road construction and more than $50 million in total infrastructure investment.
  • Schools and public safety. The agreement reserves land for a future school, with the site chosen by the school district, and land for a fire and EMS station. It also sets impact fees per home for schools and emergency services, which the 2006 agreement did not have.
  • Stormwater. The lake system is designed for a 100-year storm, above the county’s standard. Downstream flooding was still the main concern residents raised at the hearing, per ABC News 4.
  • Timeline. Build-out runs in phases over roughly 15 to 25 years. Approval is not a groundbreaking: permitting, site plans, and engineering review still come first, and builders, pricing, and the phase-one location have not been announced.

What it means for you depends on which side of the closing table you are on. Sellers will compete with new construction in Cane Bay for another two decades. Buyers get more choice, and eventually more services, along with more years of construction traffic on 17-A. We broke down the full vote, the open questions, and what to do next in our Lake Village approval breakdown.

What Works in Your Favor, and What You Are Not Being Told

What works in your favor

  • Pre-K through 12th grade inside one community, connected by trails.
  • Groceries, coffee, and a primary care visit without getting on the interstate.
  • Real lake access at Lakes of Cane Bay, plus pools and amenity centers in most sections.
  • Builders compete for the same buyer here, and competition tends to show up as incentives. That gives you something to negotiate with on both new and resale homes.
  • Berkeley County taxes and a Highway 176 run toward Volvo and the Jedburg industrial corridor.

What you are not being told

  • A Cane Bay address does not guarantee a Cane Bay Elementary or Cane Bay Middle seat. Berkeley County placed an enrollment cap on both schools in 2019, the first cap in district history, with a waitlist based on registration timestamp.
  • Highway 176 at rush hour is still the price of admission. Drive it at your hour before you offer.
  • Dues are layered: a master association, often a sub-association, and a much higher monthly fee in the 55+ sections.
  • A resale here competes with brand-new homes a mile away, and with Lake Village approved, that competition now runs for another 15 to 25 years.
  • Downtown Charleston and the beaches are a real drive, not a quick hop.

Cane Bay Plantation Homes for Sale by Neighborhood

Most agents treat Cane Bay as one neighborhood. It is not. Each section has its own builder history, amenity set, and dues structure. Tap a feature to see which sections match, then scroll down to the live listings on this page.

Showing all 8 sections.

Lakes of Cane Bay

  • Lake access
  • New construction

The newest phase, built around the 300-acre lake and canal system. Inside it: Waterside, Jasmine Point, The Coves, Tidewater, and Summerwind Crossing, each with its own builder. The Coves adds a private boat dock and boathouse for residents.

Worth a look if water access and a newer home are the top two items on your list.

Four Seasons at Lakes of Cane Bay

  • 55+ age-restricted
  • Gated
  • Lake access

K. Hovnanian’s gated 55+ section, started in 2016 and still building out along the lake system. Single-level and loft floor plans with a full clubhouse program.

Compare it side by side with Del Webb: one is newer construction, the other is established resale.

Del Webb at Cane Bay

  • 55+ age-restricted
  • Gated
  • Resale

A gated, fully built 55+ section on about 360 acres with roughly 1,000 homes built from 2007 to 2017. The 20,000-square-foot clubhouse, The Resort, holds indoor and outdoor pools, a fitness center, pickleball and bocce courts, and a fishing pier.

Resale only, and the monthly regime fee is higher than the rest of Cane Bay. Get the exact number before you write.

West Lake

  • Lake access
  • Mostly resale

An established section with its own resort-style pool, pickleball courts, fire pit, playground, and a fishing dock with direct access to the lake system.

Often the middle ground between newer lake construction and older resale sections.

Pine Hills

  • New construction
  • Townhomes

D.R. Horton’s section, with townhomes and single-family homes and an amenity center that includes a pool, playground, and dog park.

One of the lower entry points into Cane Bay, especially for townhome buyers.

Saxony Lake and The Hammocks

  • Next to the YMCA
  • Mostly resale

Saxony Lake (Mungo Homes) and The Hammocks (Crescent Homes) sit beside the Cane Bay Family YMCA campus, so the fields, pool, and library are a short walk or cart ride.

If the YMCA is going to be part of your week, start here.

Sanctuary Cove and Lindera Preserve

  • Mostly resale

Sanctuary Cove is known for craftsman-style elevations from builders including Centex and Mungo Homes. Lindera Preserve was built by Lennar. Both trade lake frontage for a lower price point and quieter streets.

Compare price per square foot here against the lake sections before you decide the water is worth it.

Magnolia, The Oaks, Old Rice Retreat, and the Original Sections

  • Established
  • Mostly resale

The first wave of Cane Bay. Magnolia (Dan Ryan) is built around six ponds. The Oaks (Beazer) is a natural gas section with some floor plans reaching seven bedrooms. Old Rice Retreat sits beside the schools and within walking distance of the commercial center. Woodwinds, Pender Woods, Cane Ridge, and Palmetto Walk round out the older sections.

More mature landscaping and the shortest walks to school and Publix.

New Construction in Cane Bay Plantation: Go In Represented

Cane Bay is still one of the most active new-construction markets in the tri-county, with builders working in Lakes of Cane Bay, Four Seasons at Lakes of Cane Bay, and Pine Hills. That is an opportunity and a trap at the same time. The friendly agent in the model home works for the builder. They are not negotiating against their own employer on your behalf, and the builder’s contract is written to protect the builder, not you.

How a Cane Bay new build actually works

  • Bring your agent to the first visitMost builders require your agent to be named at the first tour. Register without one and you may lose representation on that home.
  • Know which home you are buyingA finished spec home, a to-be-built home, and a proposed section are three different decisions with three different timelines.
  • Price the incentive, not the pitchBuilder incentives tied to a preferred lender sometimes beat the market and sometimes do not. Get a competing quote and compare rate, fees, and the credit side by side.
  • Read the builder contractDeposits, delay terms, and warranty language work differently than a standard South Carolina resale contract.
  • Inspect a brand-new homeNew homes have defects. Plan a pre-drywall inspection, a full inspection before closing, and an 11-month warranty inspection.

If you already own a home and need to sell it to buy here, the timing gets harder, because a builder’s closing date can move and your buyer’s usually cannot. Our full new construction guide walks through all of it, and our buying and selling at the same time guide covers the move-up math.

Schools and Getting Around Cane Bay Plantation

Cane Bay is served by the Berkeley County School District, not Dorchester School District 2, even though the mailing address says Summerville. The three neighborhood schools are Cane Bay Elementary (opened 2009), Cane Bay Middle (opened 2012), and Cane Bay High (opened 2008, home of the Cobras). Berkeley Preparatory Academy, a tuition-free public charter school, also operates in the community. The new middle school in Nexton’s Midtown section opens for the 2026-2027 year to relieve crowding in the corridor. Current ratings and enrollment load automatically in the schools section on this page. Confirm the assignment and the cap status for the exact address with the district before you commit.

Frequently Asked Questions About Cane Bay Plantation

Is Cane Bay Plantation a good place to live?

It is a strong fit for buyers who want schools, trails, a lake, and daily errands inside one community, and whose work sits toward Summerville, Nexton, Volvo, or the I-26 corridor. The trade-offs are rush-hour traffic on Highway 176, layered HOA dues, enrollment caps at Cane Bay Elementary and Cane Bay Middle, and a longer drive to downtown Charleston and the beaches. If those trade-offs work for your commute and budget, the section you choose inside Cane Bay matters more than the decision to buy in Cane Bay at all.

What is Lake Village in Cane Bay?

Lake Village is the approved expansion of Cane Bay Plantation along Highway 17-A. Berkeley County Council gave it final approval on September 28, 2026, replacing the 2006 development agreement for roughly 2,000 acres and allowing up to 5,500 homes plus commercial space, built in phases over about 15 to 25 years. The agreement commits road and infrastructure money, reserves land for a future school and a fire and EMS station, and designs the new lake system for a 100-year storm. Builders, pricing, and the first phase have not been announced.

Is Cane Bay Plantation in Summerville or Berkeley County?

Both, in different senses. Cane Bay Plantation uses a Summerville mailing address and the 29486 ZIP code, but the community sits in unincorporated Berkeley County, outside the town of Summerville’s limits. That means Berkeley County School District schools, Berkeley County property taxes, and Berkeley County services. Confirm the county on the tax record for any specific address before you make an offer.

What neighborhoods are inside Cane Bay Plantation?

Cane Bay Plantation is organized into distinct sections, each with its own builder history and amenities. The sections buyers ask about most are Lakes of Cane Bay, Four Seasons at Lakes of Cane Bay, Del Webb at Cane Bay, West Lake, Pine Hills, Saxony Lake and The Hammocks, Sanctuary Cove and Lindera Preserve, and the original sections including Magnolia, The Oaks, and Old Rice Retreat.

What schools serve Cane Bay Plantation?

Cane Bay is served by the Berkeley County School District. The neighborhood schools are Cane Bay Elementary, Cane Bay Middle, and Cane Bay High, all located inside the community, and Berkeley Preparatory Academy is a tuition-free public charter option nearby. Berkeley County has placed an enrollment cap on Cane Bay Elementary and Cane Bay Middle since 2019, so confirm the assignment and cap status for the exact address with the district before you commit.

Are there 55+ communities in Cane Bay Plantation?

Yes, two. Del Webb at Cane Bay is a gated, fully built age-restricted section on about 360 acres with roughly 1,000 homes and a 20,000-square-foot clubhouse, sold as resale only. Four Seasons at Lakes of Cane Bay is K. Hovnanian’s gated age-restricted section on the lake system, still building out. Both require at least one resident age 55 or older, and both carry higher monthly dues than the rest of Cane Bay.

How long is the commute from Cane Bay to downtown Charleston?

Plan on roughly 35 to 45 minutes off-peak and 55 to 75 minutes at weekday rush hour to downtown Charleston or MUSC, based on TREAT Team field estimates. The shorter commutes are west and north: Volvo Cars in Ridgeville is about 15 to 20 minutes off-peak, and Nexton is under 15. Drive your real route at your real hour before you commit.

What amenities does Cane Bay Plantation have?

Cane Bay has a 300-acre lake system at Lakes of Cane Bay, a trail network planned at more than 25 miles, three public schools, the Cane Bay Family YMCA with a Berkeley County Library branch inside, and a Publix-anchored shopping center at the entrance with restaurants and a Roper St. Francis primary care office. Most sections add their own pool and amenity center.

How much are HOA fees in Cane Bay Plantation?

It depends on the section. Most homes pay a master association fee plus a sub-association fee for their own section’s pool and amenities, and the 55+ sections carry a notably higher monthly fee that covers their clubhouse and grounds. Some sections also charge a transfer or capital contribution fee at closing. Get every fee in writing for the specific address before you write an offer.

How much do homes cost in Cane Bay Plantation?

Prices run from townhomes in Pine Hills at the entry end to larger lakefront homes in Lakes of Cane Bay at the top, with established resale sections and the 55+ sections in between. The live market report and listings on this page update automatically with current sales, so use those for today’s numbers rather than a figure that was accurate last quarter.

Should I buy new construction or resale in Cane Bay?

Price both before you decide. New construction in Lakes of Cane Bay, Four Seasons, and Pine Hills often comes with builder incentives that change the real cost, while resale in sections like West Lake, Del Webb, and the original sections offers mature landscaping, finished amenities, and no build timeline. The right answer depends on your move date, your rate, and whether you want to pick finishes or move in on a known date. Have your own agent represent you with the builder either way.

Buying or Selling in Cane Bay Plantation?

Cane Bay rewards buyers who pick the section first and the house second. Decide whether lake access, a 55+ lifestyle, a townhome price point, or a short walk to school matters most, confirm the school seat and the dues for the exact address, and drive the commute at your hour. If you are selling, know that your real competition is the builder down the street, and with Lake Village approved, that builder is not leaving. Price like it. The TREAT Team works the Berkeley County corridor every week, and the conversation is free. No pressure, ever.
