A quick view of the most influential metrics in Berkeley County.
Berkeley County
Berkeley County is the value play of the tri-county, and one of the fastest growing counties in South Carolina for a reason: its population is up 19.5 percent since the 2020 Census, per the U.S. Census Bureau. The math works here in ways it does not work across the bridge. The same household budget that buys a townhome in Mount Pleasant buys a single-family home with a yard in Hanahan, Goose Creek, or Cane Bay. The trade-off used to be a longer commute and less established amenities. The longer commute is still real for downtown workers. The amenity story has changed.
The county runs from Hanahan in the south (where some members of The TREAT Team live, 10 minutes from Joint Base Charleston) up through Goose Creek, Moncks Corner, Cane Bay, Carnes Crossroads, and into the Berkeley County portion of Nexton and Daniel Island. Joint Base Charleston, Naval Information Warfare Center (NIWC), Boeing North Charleston, Volvo Cars in Ridgeville, and Mercedes-Benz Vans drive the employment base. The Charleston International Airport sits at the south edge of the county. Cooper River and Lake Moultrie shape the geography and the water access.
The Berkeley County School District serves most of the county. Hanahan schools carry a strong local reputation and walk-to-school zoning for much of Tanner Plantation and the established Hanahan neighborhoods. Cane Bay High School is one of the newer high schools in the state and was built specifically to serve the Cane Bay growth corridor. Verify zoning by address. The district lines shift, and some addresses on the edges sit closer to Charleston County or Dorchester County schools depending on the specific street.
What Is Changing Right Now
- Blackwells Corner, the planned walkable downtown for Hanahan, breaks ground in 2026 with completion targeted for fall 2027.
- Volvo Cars and BMW supplier investment in Ridgeville continues to expand the western employment corridor.
- Cane Bay growth has continued through the post-2022 market correction with very little softening because the absolute price points are still well below the metro median.
- For a buyer with a 5-plus year horizon, Berkeley County's fundamentals are the strongest value story in the tri-county.

Yes, especially for buyers prioritizing value, family-sized homes, and proximity to Joint Base Charleston, Boeing, or the Charleston International Airport. Berkeley County offers single-family pricing that comes in well below Charleston County for comparable square footage, strong school district reputations in Hanahan and Cane Bay, and one of the fastest growth rates in South Carolina. Trade-offs include a longer commute to the downtown Charleston peninsula and amenity centers that are still maturing.
Most of Berkeley County is served by the Berkeley County School District. Hanahan schools carry a strong local reputation. Cane Bay High School is one of the newer high schools in the state. Some addresses on the edges of the county may zone to neighboring district schools. Verify zoning by specific address before making an offer.
Berkeley County's median home price runs well below Charleston County's, and significantly below Mount Pleasant and the peninsula. The exact median varies by submarket. Hanahan and Goose Creek run higher than Moncks Corner. Cane Bay Plantation and Nexton sit in the middle. Live market data is shown in the market report block on this page.
The answer depends on what you are buying for. Tanner Plantation in Hanahan offers move-up family homes at an accessible price point. Crowfield Plantation in Goose Creek is the established suburban anchor. Cane Bay Plantation is the largest master-planned community in the metro. Carnes Crossroads is the newer high-end master-plan. Several of these cities have their own guides on this site, linked in the Cities and Towns section above.
Yes. Berkeley County has consistently ranked among the fastest-growing counties in South Carolina and the Southeast for several years running. Drivers include Joint Base Charleston, Boeing North Charleston, NIWC, the Volvo Cars plant in Ridgeville, the Mercedes-Benz Vans facility, Charleston International Airport, and the value math relative to Charleston County.
Travel times vary by submarket. Hanahan is roughly 25 to 30 minutes from downtown Charleston. Goose Creek is 30 to 40 minutes. Moncks Corner and Cane Bay run 40 to 50 minutes. Joint Base Charleston, NIWC, Boeing, and the airport are much closer for most Berkeley County addresses than downtown Charleston is.
Blackwells Corner is the planned walkable downtown for Hanahan, breaking ground in 2026 with completion targeted for fall 2027. It will reshape the city's commercial center, add restaurants, retail, and residential, and is expected to support property values across Hanahan and adjacent Berkeley County submarkets over the next several years.
The median household income in Berkeley County is $84,358 per the U.S. Census Bureau (2020-2024 American Community Survey, in 2024 dollars), and the most recent one-year estimate puts it at $86,658. Both figures sit well above South Carolina's statewide median of about $72,350. Per capita income is $40,958. That income base, paired with home prices below the Charleston County median, is the core of the Berkeley County value story. The live market report on this page carries the current demographic data for the county.
Berkeley County's population is 274,666 as of July 2025, per the U.S. Census Bureau's latest estimates. That is up 19.5 percent from the 2020 Census count of 229,861, one of the strongest growth rates in South Carolina. Cane Bay, Nexton, and Carnes Crossroads absorb most of the new arrivals, with Hanahan and Goose Creek holding steady as the established, close-in options.
South Carolina assesses owner-occupied primary residences at a 4 percent ratio and second homes and investment properties at 6 percent, and primary residents are exempt from school operating taxes under Act 388. The same house can carry a very different tax bill for an owner-occupant than for an investor, which matters when you compare listings. Exact bills depend on millage for your specific district, so confirm your parcel with the Berkeley County Assessor before you count on a number. Property taxes are one line in the bigger math; our South Carolina closing costs guide walks through the rest.
Partly. Joint Base Charleston's air base sits in North Charleston in Charleston County, while its Naval Weapons Station campus sits in Goose Creek in Berkeley County. Hanahan and Goose Creek are the base's true bedroom communities, and the Census counts 22,409 veterans living in Berkeley County. If you are PCSing in, our VA loan guide covers how military buyers compete in this market, and our zero-down loan options guide covers USDA and the other no-down-payment paths that still work in Berkeley County.
Google's multi-billion-dollar data center campus near Moncks Corner, Volvo Cars at Camp Hall, Nucor Steel Berkeley in Huger, Santee Cooper headquartered in Moncks Corner, the Naval Information Warfare Center Atlantic, and Roper St. Francis Berkeley Hospital at Nexton anchor the county's employment base, with Boeing North Charleston and Joint Base Charleston just across the county line. Mean commute time for Berkeley County workers is 29.7 minutes. Thinking about a move here? Our Moving to Charleston guide covers how to plan it.
