It is not Daniel Island, and it does not pretend to be. Daniel Island sells a finished plan, thirty years in. Wando/Cainhoy sells the plan while it is still being built, which means more house for the money, real new construction inventory, and a corridor that is still catching up to the growth it is trying to serve.
The TREAT Team works this corridor from our office in Mount Pleasant, a straight shot down Clements Ferry Road. We track this market closely because it changes fast: new phases get approved, new builders break ground, and the road itself is a different road than it was two years ago. Why Wando/Cainhoy?
The case for this corridor comes down to a few things that hold up regardless of which builder or which phase you are looking at:
- New construction inventory, at scale. Toll Brothers, Pulte, and David Weekley are all building active neighborhoods inside Point Hope, so buyers get real builder selection instead of one or two options.
- A lower entry point than Daniel Island, without losing the water. The peninsula sits between the Wando River and the Cooper River, with 22 miles of saltwater and marsh shoreline, at a price point well below Daniel Island's median.
- Schools built for the growth, not retrofitted for it. Philip Simmons Elementary, Middle, and High opened between 2016 and 2017 specifically to serve this peninsula, so the district built ahead of the rooftops here too.
- Room to choose your pace of life. Point Hope is planned and new. Wando and Cainhoy are older, quieter, and still hold river cottages and larger parcels with private dock access for buyers who want acreage over a subdivision.
- Nearly half the peninsula is staying undeveloped. About 4,500 of the plan's 9,000 acres are marsh, wetlands, and conservation buffer, not future phases, which caps how built-out this corridor can ultimately become.
A Peninsula With a Much Longer History Than Point Hope
Clements Ferry Road was a footpath long before it was a road. Archaeologists trace use of the corridor back thousands of years, when Native American communities hunted and harvested oysters along the Cooper and Wando Rivers. The village of Cainhoy itself was established around 1735 as a port linking inland farms to Charleston. In 1785, a Revolutionary War veteran named John Clement petitioned to run a ferry between Charleston and Thomas Island, near present-day Daniel Island, and maintained roughly 12 miles of the road that still carries his name. The road stayed dirt and gravel until the early 1960s. Traffic did not really arrive until I-526 opened in 1992, and it has not stopped climbing since.
The peninsula also holds real history worth knowing, not just paving over. The Cainhoy Historic District preserves the area's 18th-century river port character, and Jack Primus, one of the oldest free Black settlements in the nation, was founded here in 1712 and is still home to descendants of its founding families today. And the schools anchoring this corridor's growth carry their own tribute: Philip Simmons, the master blacksmith whose ironwork still marks historic downtown Charleston, was born on neighboring Daniel Island in 1912, which is part of why the district chose his name for the schools built to serve this peninsula.
Wando/Cainhoy Homes for Sale by Area
This corridor is really three different markets wearing one area name. Here is how it breaks down.
Point Hope
The peninsula's master-planned new construction hub, built across multiple builder neighborhoods with a shared town center, Point Hope Commons, anchored by a Publix and a growing retail lineup. Homes here run new, energy-efficient, and priced well below Daniel Island's median for comparable square footage. Parks, trails, and a planned civic green are part of the layout, not an afterthought.
Del Webb Point Hope
An age-restricted, 55-and-over community within Point Hope, with roughly 767 homes ranging from 1,300 to 2,700 square feet. As a legally qualified senior community, it operates under its own age-verification rules separate from the rest of the peninsula.
Wando
The peninsula's older, quieter side. Traditional Lowcountry properties, from river cottages to custom-built estates on larger parcels, many with private dock access to the Wando River's tributaries. Less planned, more established, and a genuine option for buyers who want acreage and water access without Point Hope's subdivision layout.
Cainhoy
The historic core of the peninsula, home to the Cainhoy Historic District and the Jack Primus community. Development here is more limited and more deliberate than in Point Hope, and buyers looking at property in this pocket should expect a slower, more case-by-case process than a builder-neighborhood purchase.
Schools and Getting Around
Philip Simmons Elementary, Middle, and High School, all part of the Berkeley County School District, sit inside this peninsula and opened specifically to serve its growth. Unlike Daniel Island, which sends its public high schoolers off-island to Philip Simmons, families here are zoned to a full K-12 public pipeline without leaving the corridor.
Clements Ferry Road is the peninsula's main artery, and it is genuinely under construction right now. Daily traffic sits around 15,000 vehicles and is projected to climb toward 58,000 by 2040, and the road is currently being widened to four lanes in phases to keep up. That is the honest trade for the lower price point: the commute infrastructure is still catching up to the rooftops, and it will keep improving over the next several years rather than being finished today. I-526 and Daniel Island's Town Center are both a short drive south.
Buying or Building in Wando/Cainhoy?
Most of what is for sale on this peninsula right now is new construction, which means the conversation is different than a resale purchase. Builder contracts, lot premiums, incentive structures, and construction timelines all need a second set of eyes that works for you, not the builder. If Wando or Cainhoy's older properties are more your speed, that is a different kind of search entirely, closer to acreage and estate shopping than tract-neighborhood shopping.
