Daniel Island does not sell on price. Search Daniel Island homes for sale and the first thing you will notice is that nothing here is the cheapest option in the Charleston Tri-County. What Daniel Island sells is the plan. The Daniel Island Company started with 4,000 acres in 1997 and built the roads, the parks, the trail network, and the town center ahead of most of the houses, then filled the island in against that single master plan, one village at a time. Almost thirty years later it is close to built out, and it still reads as one place instead of a patchwork of subdivisions that happened to end up next to each other. That consistency is exactly what buyers are paying for, and it is a real trade-off, which we will get to.

Daniel Island is a specialized micro-market inside the Tri-County, with its own architectural review process, its own club economics, and its own waterfront premiums, and pricing a home here without accounting for all three gets expensive fast, for buyers and sellers alike.

The math, in one line: Daniel Island's median has eased about 4 percent off last year's peak to land near 1.7 to 1.8 million dollars, active listings have grown to roughly 145, and homes now spend 70 to 73 days on market instead of selling in a matter of days. Buyers are negotiating again, about 3 percent under asking on average, while waterfront and golf-course lots still hold 50 to 100 percent premiums over interior lots. That is not a market cooling off. It is a market finally giving buyers room to breathe.

Why Daniel Island?

The case for Daniel Island comes down to a few things that hold up no matter what the market is doing:

  • One school campus through eighth grade. The Daniel Island School serves kindergarten through eighth grade on the island itself, connected to most neighborhoods by paved trail, so a lot of families never touch a highway for the school run.
  • A single review board, not a dozen different builders. Every phase of the island has gone through the same architectural review process, which is why homes built in 1999 and homes built last year still read as part of the same neighborhood. That consistency is a real part of why resale values here have held up.
  • Water and trails built into the plan, not added later. Twenty-plus parks, more than 25 miles of trails, and direct access to the Wando River and its tidal creeks were part of the original layout from day one.
  • A town center you can walk or bike to. Restaurants, shops, and Credit One Stadium sit inside the island, so daily errands do not always require a car, even when the commute to a downtown office still does.
  • A ceiling on how far new construction can crowd the island. Because Daniel Island is close to built out, current inventory is overwhelmingly resale. That protects the plan long-term, but it also means buyers wanting brand-new construction usually need to look at nearby Cainhoy or Point Hope instead.

Daniel Island Was Built From a Single Plan

Before it was a neighborhood, Daniel Island was farmland and marsh, originally part of Etiwan tribal land and later granted to Robert Daniell in the late 1600s. The Guggenheim family bought the island in 1947 and held most of it undeveloped for the next 50 years, running cattle and hunting on land that is now home to thousands of residents. Look closely around the island today and you will still find small nods to that era, including a park built around old cattle troughs from the farming days.

That changed in 1997, when the Daniel Island Company took over and started building to a master plan instead of a piecemeal one. Roads, utilities, and green space went in ahead of most of the housing, and Etiwan Park was the first village built. Every phase since has followed the same rulebook: consistent architecture, connected trails, and a town center at the middle of it rather than an afterthought at the edge. The Daniel Island Community Association still maintains that plan today, from the parks down to the architectural guidelines, which is the honest answer to why the island looks the way it does almost 30 years in.

Daniel Island Homes for Sale by Neighborhood

Daniel Island is not one market. Here is how it generally breaks down, pocket by pocket.

Center Park and Smythe Park

The island's core, closest to the Town Center and to Smythe Park's 22-acre lake and trail system. A mix of single-family homes, townhomes, and condos, and generally the most walkable pocket to restaurants and shops.

Codner's Ferry and Etiwan Park

Among the earliest sections built, so the tree canopy is more established here than almost anywhere else on the island. Close to Daniel Island School and the Bishop England Loop trail.

Island Park and Pierce Park

A family-dense pocket near the schools, with its own private pool and pavilion for residents. Tends to draw buyers prioritizing proximity to Daniel Island School over waterfront access.

Daniel Island Park

The island's southern section and its highest price point, built around the Daniel Island Club's two golf courses, one designed by Tom Fazio and one by Rees Jones. The largest lots on the island and the deepest waterfront access are here, but club membership is separate from the home purchase and should be vetted before writing an offer, not assumed.

Waterfront and Dock Lots

Scattered across several villages rather than confined to one, these carry a 50 to 100 percent premium over interior lots for marsh views or deep-water dock access, and they move differently than the rest of the market. If waterfront is the goal, that is a conversation worth having early, before falling for a listing photo.

Schools and Getting Around

Daniel Island School, kindergarten through eighth grade and part of the Berkeley County School District, sits on the island and is connected to most neighborhoods by the Bishop England Loop trail. Bishop England High School, a private Catholic school, is also on the island. Public school students are zoned to Philip Simmons High School, which opened in 2017 a few minutes off the island in Cainhoy. Families planning to stay in public school through graduation should know that up front.

Daniel Island sits between Charleston and Mount Pleasant, with I-526 running along the island's northern edge. Getting downtown or into Mount Pleasant typically runs under 20 minutes outside of peak hours. The honest trade-off for that central location is the Wando River bridges, which back up like any bridge crossing does at rush hour.
