Top 7 Suburbs to Live in Charleston SC: ChatGPT Fact Check
I asked ChatGPT for the top seven suburbs to live in the Charleston SC area, then fact checked every pick against the map, the MLS, and my own experience. I've lived in five of the eight areas in this post. ChatGPT got most of the feel right. It also said Mount Pleasant has beaches (it doesn't, not really), and it left off the one area that sold faster than every other zip code on this list. Below is the full countdown with zip codes, main roads, home styles, local spots, and real August 2026 MLS numbers for each area.

What ChatGPT Said Are the Top 7 Suburbs in Charleston SC
I typed one question into ChatGPT: "What are the top seven suburbs to live in Charleston, South Carolina?" It searched, pulled from a handful of sources, and returned this list, counted down from seven to one:
#7 Park Circle, North Charleston
#6 Summerville, which ChatGPT framed as more house for the money, farther from downtown
#5 Johns Island, more space, newer homes, rural Lowcountry character
#4 West Ashley
#3 James Island, a "relaxed coastal feel" close to downtown and Folly Beach
#2 Daniel Island, master planned, polished, and walkable
#1 Mount Pleasant, "best all-around suburban amenities, beaches"
Any phrase in quotes here is ChatGPT's wording, not a TREAT Team ranking. I don't think any list can tell you where you should live. What a list like this can do is give you a place to start, and that's how I'd use it. For each area below, I cover what ChatGPT got right, what it missed, and what you'd only know from driving the roads.
The 3 Roads That Connect Every Charleston Suburb
Before any suburb makes sense, you need three roads. Almost every commute, errand, and weekend trip in the Charleston area runs on one of them.
Interstate 26 runs from Columbia straight down onto the Charleston peninsula. It's the spine for North Charleston, Hanahan, and Summerville.
Highway 17 runs the length of the coast, from Myrtle Beach to Hilton Head. Locally it carries you from West Ashley, through downtown, over the Ravenel Bridge, and up through Mount Pleasant. In West Ashley it's also called Savannah Highway.
Interstate 526 is the outer loop. Think of it like a belt line. It connects West Ashley to North Charleston, crosses Daniel Island, and drops you into Mount Pleasant. In more than one suburb, which side of 526 you live on changes your zip code.
If you want the actual drive times from each suburb to downtown, we measured all of them at weekday rush hour in our Charleston SC commute times guide.
The Countdown, Area by Area
#7 Park Circle, North Charleston
I'm glad Park Circle made the list. The name comes from an actual traffic circle, and inside it sits the Park Circle Playground, which opened in late 2023 and is billed as the world's largest inclusive playground. It has an infant section, toddler areas, wheelchair accessible features, zip lines, and ninja courses for kids and adults. Shade covers nearly the whole thing, and there's a misting tunnel on the back side. We've taken our son there on summer days that felt like 105 degrees and it was still comfortable. Across the street you'll find a disc golf course.
East Montague Avenue is the main strip. You've got Stems and Skins for wine, Paddock and Whiskey (in an old bank, with the tasting room in the vault), Azul, EVO Pizzeria, and the Dog and Duck. Homes range from 1950s to 1970s brick ranches, some ready for renovation, to newer neighborhoods like Oak Terrace Preserve. My wife and I lived in Oak Terrace Preserve for about six years. It's built on oval loops with Charleston-style single homes, double front porches, and rear alleys with detached one or two car garages.
#6 Summerville
Summerville is massive. It spans three zip codes, 29483, 29485, and 29486, and you reach it from downtown on I-26, with Alternate 17 running across it. The 29486 side stretches toward Ridgeville and the Volvo plant, and the airport and Boeing campus sit between Summerville and the peninsula.
If you want newer construction in a master planned community, this is where Nexton, Carnes Crossroads, and Cane Bay are. Nexton alone has a Harris Teeter, more shopping, and Nexton Square, which includes a Halls Chophouse location. If you'd rather have history, downtown Summerville centers on Hutchinson Square, with local restaurants, shops, and roughly 700 buildings in its historic district. The Flowertown Festival draws tens of thousands of visitors every spring. Off West Carolina Avenue you'll find older homes on half an acre to two acres under live oaks and azaleas. The trade-off is distance. Summerville is the longest commute to downtown of any area on this list.
#5 Johns Island
When I moved to Charleston in 2013, my first home was on Johns Island, off River Road. ChatGPT said more space, newer homes, and rural Lowcountry character. I can't argue with any of that. Johns Island is the largest island in South Carolina and is commonly cited as the fourth largest on the East Coast. Drive River Road and you're under a canopy of oaks and Spanish moss. The Angel Oak, estimated at 400 to 500 years old, is a city park where you'll see people picnicking, painting, and taking photos on any given day.
Groceries used to be sparse. There's now a new Lowe's Foods at Main Road and Bohicket Road, and Bohicket carries you down to Kiawah and Seabrook. You'll see a lot of new construction, plus spots like Lost Isle. The honest caution: River Road, Main Road, Bohicket, and Maybank are all two lanes. If you work remotely, Johns Island is a great fit. If traffic stresses you out, drive it at rush hour before you buy.
#4 West Ashley
West Ashley is named for its spot, west of the Ashley River. The key detail is I-526. Inside 526 is generally 29407. Outside 526 is generally 29414. They feel different and the housing is different, but your mailing address says Charleston either way, not West Ashley.
Outside 526 you'll see more newer construction, like the Carolina Bay master planned community, and a lot of growth along the Bees Ferry Road corridor between Highway 61 and Highway 17. Highway 61 leads out to Magnolia Plantation, Drayton Hall, and Middleton Place. Inside 526, the Avondale district at Savannah Highway and Magnolia Road is a walkable strip with restaurants and a mix of remodeled homes and older brick ranches. The West Ashley Greenway, a paved trail of roughly 10 miles, runs from 29414 through 29407 toward the marsh at the edge of downtown.
#3 James Island
James Island was one of my favorite places I've lived in the Charleston area. ChatGPT called it a relaxed coastal feel close to downtown and Folly Beach, and that's fair. Like West Ashley, your address still says Charleston, in zip code 29412. The James Island Connector puts you over the harbor and into downtown, Folly Road takes you all the way to Folly Beach, and Maybank Highway crosses the Stono River to Johns Island.
Golf is a real part of life here. The Country Club of Charleston, a Seth Raynor design, hosted the 2019 U.S. Women's Open and holds the Azalea Invitational amateur tournament every year. The Charleston Municipal Golf Course dates to 1929 and reopened after a Raynor-style renovation in 2020, with a tunnel under Maybank Highway to the back nine. Along Maybank you'll find the Charleston Pour House for live music, the Terrace Theater, Crust, and Maybank Public House. In Riverland Terrace, 1950s to 1970s homes sit next to full renovations and waterfront properties along the Wappoo Cut.
#2 Daniel Island
Daniel Island sits inside 526, between downtown and Mount Pleasant, and my wife and I lived there in a condo. You get there on I-526 from either direction, and there's also a water taxi option into the waterfront district. ChatGPT said master planned, polished, and walkable. That's accurate.
Credit One Stadium brings concerts through all year and hosts the WTA's Credit One Charleston Open every spring. The Smythe Park side is full of parks, trails, a library, and a little treehouse that used to be a secret until it showed up on Google Maps. The town center has a newly renovated Publix, Heavy's Barburger, Vespa, and Wasabi, plus the ball fields at Governors Park. On Island Park Drive, the Daniel Island Club adds a private clubhouse and two 18-hole championship courses. Many lots are on the smaller side, but you have a park in nearly every corner. Price points here are near the top of the market.
#1 Mount Pleasant
ChatGPT put Mount Pleasant at number one for "best all-around suburban amenities, beaches." The amenities part is accurate. The beaches part isn't. More on that below.
Cross the Ravenel Bridge on Highway 17 and bear right onto Coleman Boulevard. You'll pass Patriots Point, with the USS Yorktown, a marina and resort, the College of Charleston baseball and softball fields, and the stadium where the Charleston Battery plays. Keep going and you hit Shem Creek's boardwalk and waterfront dining, the original Page's Okra Grill, and the Old Village with its historic homes near the water.
The Isle of Palms Connector is the dividing line. South of it is 29464. North of it is 29466, where Rivertown, Dunes West, Park West, and Carolina Park give you master planned living with schools, shopping, a Costco, and recreation complexes, at a longer drive to downtown. We broke down that split in detail in our Mount Pleasant 29464 vs. 29466 guide.
Bonus: Hanahan, the Area ChatGPT Left Off
This one surprised me. Hanahan sits between North Charleston and Goose Creek, and it's where my wife, our son, and I live now. It has two distinct sides. Across the Goose Creek Reservoir is Tanner Plantation, a master planned community with a Lowe's Foods center at its entrance and Hawks Nest Park, which has miles of walking trails, a turf field, basketball, beach volleyball, tennis, ball fields, and a playground.
Older Hanahan has brick ranches from the 1970s through the 1990s under tall palms and live oaks, and some streets back up to deep water. Yeamans Hall Club, a private Seth Raynor course from the 1920s, sits at the end of Yeamans Hall Road. Creekside Park is newer, with deep water access, a covered pavilion, a kayak launch, a playground, and rocking chairs on the dock. Blackwells Corner is becoming Hanahan's downtown, with new restaurants opening along Yeamans Hall Road. If you want the full story of why we picked it, I told it in this video.

Source: Flex MLS residential closed sales by zip code, pulled September 23, 2026 for June through August 2026. The three-month column is a simple average of the three monthly median sold prices, not a true median of all sales in that window, and it's there to smooth out single-month swings. Zip codes don't match neighborhood lines perfectly. 29405 covers much more of North Charleston than Park Circle alone. 29455 includes Kiawah Island and Seabrook Island, which pulls the Johns Island figure up. Daniel Island and Hanahan have fewer monthly sales, so single-month numbers there move around more. All figures are subject to change and are shown as examples at the time of writing.
Hidden Insight: The Fastest-Moving Zip Code Wasn't on ChatGPT's List
Look at the last column. Hanahan's 29410 averaged about 26 days on market from June through August. The next fastest, James Island and West Ashley inside 526, were both around 32. Park Circle's zip averaged 51. So the area ChatGPT skipped moved about twice as fast as its number seven pick, at a lower price point than every zip on the list except Summerville. That's what a list built from existing articles misses. Hanahan hasn't had nearly as much written about it, so the AI doesn't weight it. The closing data says buyers found it anyway. One honest caveat: this is a three-month window in one zip code with a smaller sample, so treat it as a strong signal, not a permanent ranking.
Where ChatGPT Got It Wrong
I use AI tools every day, and I love that buyers and sellers are using them too. I'm working with a client right now who is relocating from out of state and running a lot of her questions through ChatGPT. That's smart. But you should know the limits.
It Said Mount Pleasant Has Beaches
Mount Pleasant doesn't have a real beach. The closest thing is a small tidal strip near Patriots Point that mostly disappears at high tide, and if you walk too far out at low tide, check the tide chart before you head back. What Mount Pleasant does have is quick beach access. The Isle of Palms Connector takes you to Isle of Palms and Wild Dunes, and Ben Sawyer Boulevard takes you over the swing bridge to Sullivan's Island.
It Missed Hanahan Entirely
ChatGPT isn't the source of anything. It pulls from other sites and stitches the answers together. If an area hasn't been written about much, it tends to get left out, no matter what the sales data shows.
It Can Pull From the Wrong Charleston
While updating our own relocation guide, I pulled up another relocation guide online to compare. It looked right at first glance. Then I read it. The addresses, phone numbers, and area codes were all for Charleston, West Virginia, and the content was mostly about cash advances. Nothing about Charleston, Berkeley, or Dorchester County. If you're using AI to research a move, double check that what you're reading is about the right state.
That's why we built our own Charleston relocation guide. It covers the buying process, every area in this post, price points, schools, jobs, cost of living, and even historical weather, all specific to the Charleston tri-county area.
What This Means for Buyers and Sellers
For Buyers
Pick your top two or three areas based on what your day actually looks like: where you work, how you feel about two-lane roads, and whether you want new construction or an established street. Then look at the zip code, not just the town name. West Ashley, Mount Pleasant, and Summerville each contain very different markets under one name. The best way to see what's really available in each is to set up a VIP home search for those zips so new listings hit your inbox first.
For Sellers
Buyers are now showing up with an AI-generated shortlist in hand. If your area isn't on it, like Hanahan, your listing has to do the explaining: the commute, the parks, the waterfront, the price per square foot compared with neighboring areas. If your area is on it, expect buyers to compare you against the other six. Either way, start with a real number for your home. A home valuation based on current local sales beats any online estimate.
What's Changing That These Numbers Don't Show Yet
Today's list is a snapshot. A few things are already underway that could shift it:
West Ashley and Johns Island: the major interchange project where Main Road meets Savannah Highway near the Limehouse Bridge is aimed at easing one of the area's worst choke points.
Summerville and Nexton: MUSC is building a Nexton Medical Center, scheduled to open in 2028, adding a major employer right in the Summerville footprint.
Hanahan: Blackwells Corner is turning into a real downtown district, following a path similar to Park Circle's East Montague Avenue and Summerville's Hutchinson Square.
West Ashley: the long-term plan is to connect the West Ashley Greenway to downtown with a bike and pedestrian bridge over the Ashley River.
Commute times and demand in these areas are moving targets. What looks like a long drive or a slow market today may not look that way in three years.
Frequently Asked Questions
What are the top suburbs to live in around Charleston SC?
When asked in September 2026, ChatGPT listed Mount Pleasant, Daniel Island, James Island, West Ashley, Johns Island, Summerville, and Park Circle in North Charleston as its top 7. That list is a reasonable starting point, but it left out Hanahan, which had the fastest average days on market of every zip code covered here in the June through August 2026 MLS data. The right area for you depends on your budget, your commute, and the type of home you want, not on a ranking.
Does Mount Pleasant SC have a beach?
Not really. The only sand inside Mount Pleasant is a small tidal strip near Patriots Point that mostly disappears at high tide. What Mount Pleasant does have is fast beach access: the Isle of Palms Connector takes you to Isle of Palms, and Ben Sawyer Boulevard takes you over the swing bridge to Sullivan's Island.
What zip codes are in West Ashley?
West Ashley is mainly split by I-526. Inside 526 is generally 29407, with older brick ranches and walkable pockets like Avondale. Outside 526 is generally 29414, with more newer construction along the Bees Ferry Road corridor. Either way, your mailing address still says Charleston, not West Ashley.
How many zip codes does Summerville SC have?
Summerville covers three main zip codes: 29483, which includes historic downtown Summerville and Hutchinson Square, 29485, and 29486, which runs up toward Ridgeville and the Volvo plant and includes master planned communities like Cane Bay and part of Carnes Crossroads.
Why wasn't Hanahan on ChatGPT's list?
ChatGPT builds answers by stitching together what other sites have already published, and Hanahan has had less written about it than Mount Pleasant or Summerville. The MLS data tells a different story. Hanahan's 29410 zip code averaged about 26 days on market from June through August 2026, the fastest of every zip code in this comparison.
Can I trust ChatGPT to pick where to live in Charleston?
Use it as a starting point, not a final answer. ChatGPT is good at describing the general feel of an area, but it is not the source of the information. It can mix up facts, like saying Mount Pleasant has beaches, and it can pull in results from the wrong Charleston entirely. Verify anything important against local MLS data, county records, and someone who knows the streets.
ChatGPT can rank neighborhoods and describe the feel of a place pretty well. What it can't do is walk the streets. It didn't know the Mount Pleasant "beach" disappears at high tide, and it didn't know the area it skipped was selling faster than all seven of its picks.
I work with buyers and sellers across all of these areas every week, and I've lived in five of them. If one of these areas is on your shortlist and you want to talk through what fits your budget, your commute, and your plans, grab a time with me here. If you're ready to watch listings in specific zips, start your VIP home search. And if you own a home in one of these areas, get a current home valuation so you know where you stand.
