Daniel Island vs Mount Pleasant: Where Should You Live?

Is It Better to Live on Daniel Island or in Mount Pleasant?
The short answer: choose Daniel Island if you want a master planned island community with parks, a walkable town center, and a private club inside one boundary, and your budget starts well above $1 million. Choose Mount Pleasant if you want more homes to choose from, a wider price range, and a quicker drive to the Sullivan's Island and Isle of Palms beaches. Over the past 12 months, Mount Pleasant's monthly median sale price held between $816,500 and $952,500, while Daniel Island's swung from about $1.2 million to $2.2 million, per CHS Regional MLS data through August 2026.

This is one of the most common comparisons I hear, both from buyers relocating to Charleston and from Mount Pleasant owners thinking about a move across the Wando. On a map, the two sit right next to each other, connected by I-526. On paper, they look alike: coastal, established, and in demand.
They are not the same market. Daniel Island is a smaller, more expensive market, not a pricier version of Mount Pleasant.
One thing that surprises people: Daniel Island is not part of Mount Pleasant at all. It sits inside the City of Charleston, but in Berkeley County. That one detail changes your tax bill, your school district, and your local government. Here is how the two actually compare.

How Do Daniel Island and Mount Pleasant Prices Compare?
- Daniel Island: monthly median sale prices ranged from about $1.21 million to $2.2 million between September 2025 and August 2026. August 2026 landed at $1,555,850, and the median active list price that month was $1,837,950.
- Mount Pleasant: monthly median sale prices stayed between $816,500 and $952,500 over the same stretch. August 2026 landed at $920,000, and the median active list price that month was $950,000.
The bigger difference is size. Over those 12 months, 338 homes sold on Daniel Island. Mount Pleasant sold 1,935. For every home that closed on Daniel Island, Mount Pleasant closed nearly six.
That gap matters when you are the one shopping. In August there were 92 active listings on Daniel Island and 447 in Mount Pleasant. If you need a specific setup, like single level living, room for a boat, or a particular school zone, Mount Pleasant puts more options in front of you on any given weekend.
You may have seen a headline that Daniel Island prices dropped 17 percent. Redfin's three month median did fall 17.3 percent year over year as of August 2026, but the number of homes sold jumped 67.8 percent over the same period. When a small market's mix of sales shifts (more condos one quarter, more large homes the next), the median moves even when values on a given street do not. In a market this size, one month tells you which homes sold, not what a home is worth.

What Does It Cost to Own Beyond the Purchase Price?
This is where the two split in ways most buyers do not see until closing.
Daniel Island POA fees in 2026
Every Daniel Island home falls under a master property owners association. For 2026, the Daniel Island Property Owners' Association lists annual assessments of $1,029 for the Daniel Island Community Association (DICA) and $1,074 for the Daniel Island Park Association (DIPA), depending on which one your home falls under.
At closing, there is more:
- A community enhancement fee of one half of one percent of the sale price, capped at $8,105 (one quarter of one percent in DICA parcels N and O)
- A capitalization fee of $171.50 (DICA) or $358 (DIPA)
- A $350 estoppel fee on resales
- A $475 mailbox fee
On a $1.2 million purchase, the enhancement fee alone is $6,000. Condo buildings and some neighborhood sub-associations add their own dues on top of the master assessment. In a standard South Carolina contract these typically land on the buyer, but they are negotiable, so they belong in your offer strategy, not just your closing statement. Our guide to South Carolina closing costs covers the rest of the list.
Mount Pleasant HOA fees
Mount Pleasant has no single master association. Dues range from nothing in many established neighborhoods to full amenity HOAs with pools, docks, and clubhouses in newer communities. If you would rather not have an HOA at all, that is a real option here, and it is not one on Daniel Island.
Property taxes: Berkeley County vs Charleston County
Both areas assess a primary residence at 4 percent of value. The difference is who is doing the taxing. A Daniel Island home pays Berkeley County plus City of Charleston millage. A Mount Pleasant home pays Charleston County plus Town of Mount Pleasant millage.
The Daniel Island News has reported that Berkeley County has the lowest county millage rate in South Carolina, but county millage is only one line on the bill. The only reliable comparison is the actual address. Run a Daniel Island home through the Berkeley County tax estimator and pull the current tax bill on any Mount Pleasant home you are considering, then compare the two side by side.
How Do Schools, Commutes, and Flood Risk Compare?
Which schools serve Daniel Island and Mount Pleasant?
This starts as a district question. Daniel Island is in the Berkeley County School District. Mount Pleasant is in the Charleston County School District.
- Daniel Island: Daniel Island School serves kindergarten through eighth grade right on the island. High school students are zoned to Philip Simmons High School, which opened in 2017 on the Cainhoy Peninsula and also serves Thomas Island, Huger, and the Cainhoy area.
- Mount Pleasant: the town is served by two high schools, Wando High School and Lucy Garrett Beckham High School, with elementary and middle school assignments that vary by neighborhood.
Attendance lines change as the region grows, so confirm the current zone for any specific address directly with the district before you write an offer. Fair Housing rules keep me from ranking schools or steering you by them, but I will make sure you know exactly which schools a home is zoned for before you commit. For performance data, the South Carolina Department of Education publishes school report cards at screportcards.com.
What is the commute really like?
Both areas live and die by I-526 and the bridges.
Daniel Island sits directly on I-526, between I-26 and Mount Pleasant. Heading west, North Charleston, the airport, and the I-26 job corridor are close. Downtown is an easy highway drive off peak, but nearly every route off the island runs on 526, and 526 at rush hour is its own experience.
Mount Pleasant is closer to downtown by way of the Ravenel Bridge and closer to the beaches. Census data puts the average Mount Pleasant commute at 24.9 minutes. The trade off is US 17 and the bridge backups, which grow the farther out you live. Our breakdown of Charleston commute times by suburb puts both in context with the rest of the region.
One more thing worth knowing: SCDOT's I-526 Lowcountry Corridor East study covers the stretch from Virginia Avenue to US 17 in Mount Pleasant. That is exactly the road connecting these two areas. According to the project site, it is still in the planning and environmental study phase, with no construction dates published. Do not buy in either place counting on that traffic getting fixed soon. Drive the commute at the hour you would actually drive it before you choose.
What about flood risk?
Both areas are surrounded by water, so flood zone is a lot by lot question, not a town by town one.
Daniel Island is bordered by the Cooper and Wando rivers and a lot of marsh. When FEMA's updated Berkeley County flood maps took effect on December 7, 2018, several Daniel Island areas, including parts of Smythe Park, moved from the high velocity V zone into the AE zone, a change the Daniel Island News reported could save some owners $1,000 a year or more on flood insurance.
Mount Pleasant follows the same pattern. Marsh front and creek front streets often carry AE designations, while higher ground a few blocks away can sit in zone X. Check the exact address on the FEMA Flood Map Service Center, ask for an elevation certificate, and get a real flood quote before your due diligence period ends. Our Charleston flood zones guide walks through what each zone means for your insurance and your lender.
What Does Daily Life Feel Like in Each?
Daniel Island is about 4,000 acres between the Cooper and Wando rivers, built from a single master plan commissioned by the Harry Frank Guggenheim Foundation, which owned the island for decades. Homes started going up in 1996. The result is a town center along Seven Farms Drive, eight main parks, waterfront paths, and Credit One Stadium, a 10,200 seat venue that hosts the Charleston Open, a WTA 500 tennis tournament, every spring along with concerts. The private Daniel Island Club has golf courses designed by Tom Fazio and Rees Jones, with membership separate from homeownership.
Picture a Saturday there: you walk or bike to coffee, catch a match at the stadium, stop by a park on the way home, and never touch the highway. That is the Daniel Island pitch, and it holds up.
Mount Pleasant is a full town of about 95,000 people (Census estimate, July 2025) with a lot more variety: Shem Creek's restaurants and docks, the Old Village's older homes and oak lined streets, Patriots Point, and a short drive to Sullivan's Island and Isle of Palms. Housing runs from established neighborhoods built decades ago to newer construction.
A Mount Pleasant Saturday looks different: beach in the morning, lunch on Shem Creek, and a dozen different neighborhoods at different price points when you are ready to buy.
Growth there is slowing on purpose. Under the town's Building Permit Allocation System, Mount Pleasant caps new residential permits through 2029 at 2,400 single family permits (about 480 a year) and 500 multifamily permits. The town's seven year moratorium on new apartment, condo, and townhome complexes expired at the end of 2024, but the permit caps stayed in place. For you as a buyer, expect resale homes to make up most of your options in Mount Pleasant for the foreseeable future.
So Which One Should You Actually Choose?
Choose Daniel Island if you want everything inside one planned boundary, you value parks and a walkable town center over beach access, and your budget comfortably clears $1.2 million plus POA costs.
Choose Mount Pleasant if you want more homes to choose from, a wider price range, the beaches close by, and the option of a neighborhood with little or no HOA.
It might feel like Daniel Island is just a more expensive Mount Pleasant. It is not. You are paying for a different product: one master planned community with its own amenities, versus a town made up of dozens of neighborhoods. Neither one is the better buy. One of them is the better fit for how you actually spend your week.
