Nexton Homes for Sale and Community Guide

Last updated September 2026 by The TREAT Team. South Carolina License #96167.

The traffic on Nexton Parkway is mostly not Nexton’s traffic. Brookfield, the master developer, has said publicly that roughly three out of four cars on the parkway are passing through on their way between I-26 and Cane Bay, Highway 176, or points north. That one fact explains most of what it is like to live here. Nexton built the road the rest of Berkeley County now depends on, and the people who live along it pay for that convenience at 5:15 on a weekday. The buyers who do well here pick a village by where it sits relative to that parkway, not by which model home had the nicest kitchen.

What is living in Nexton like?

Nexton is a 5,000-acre master-planned community in unincorporated Berkeley County with a Summerville 29486 mailing address, sitting at I-26 Exit 197. It is organized into villages, including Brighton Park, Brighton Square, Midtown, North Creek, and the gated 55+ Del Webb Nexton, with more than 20 miles of trails and 50+ parks. Nexton Elementary and the new Midtown Middle sit inside the community, and MUSC is building a 70-bed hospital here. Berkeley County schools and taxes apply.

Why Nexton?

The case for Nexton is that the interstate, the groceries, and soon the hospital are all inside the same footprint as your house.

  • I-26 is right there. Exit 197 opened in 2018 and dumps directly onto Nexton Parkway, so most homes are a few minutes from the interstate. Very few master plans in the tri-county can say that.
  • Two grocery stores, one parkway. Harris Teeter opened in 2024 and Publix followed at One Nexton in 2025, and Marketplace at Nexton sits across the street from the Teeter.
  • Nexton Square is a real downtown. Halls Chophouse, Page’s Okra Grill, Poogan’s Southern Kitchen, Taco Boy, and Summit Coffee are all here, and the Sounds on the Square concert series fills the lawn in season.
  • A hospital is coming, not just urgent care. MUSC broke ground in September 2025 on a 70-bed hospital and a Hollings Cancer Center outpatient building on a 40-acre Nexton site.
  • Fiber is built in. The developer lists GigaFi fiber service throughout the community, which matters more than most buyers expect if anyone in the house works from home.

What Living in Nexton Is Actually Like

Nexton was timberland owned by MeadWestvaco and later WestRock before it became a neighborhood. Berkeley County approved it in 2005 alongside Cane Bay and Carnes Crossroads, and construction picked up after 2014, when Brighton Park opened as the first village with Nexton Elementary right behind it in 2015. The land passed to North America Sekisui House in 2017 and then to Brookfield Residential in 2021. Today the developer counts more than 4,000 homes built and more than 7,500 planned, and the Post and Courier reported in February 2026 that Nexton’s population of more than 10,000 is expected to more than double within a decade.

On paper, Nexton is one community. In practice, it lives like three different places. The Brighton Park and Nexton Square side feels like a small town grid: sidewalks, porches, a steakhouse, and a coffee shop within a golf cart ride. Midtown, the newest and largest village, is still mostly construction fencing and model homes around a big central clubhouse. North Creek and Del Webb sit toward the Cane Bay side and feel quieter and more suburban. Same POA, same trail network, very different Tuesdays.

The road story is the part most buyers never hear. Nexton Parkway is still two lanes for most of its run, and it carries far more than Nexton. The Post and Courier reported in July 2026 that widening it to four lanes depends on a 2028 county penny tax referendum, with construction estimated around 2029 to 2030. Better than it was before Exit 197 opened. Not finished, and not close.

What Works in Your Favor, and What You Are Not Being Told

What works in your favor

  • Direct I-26 access at Exit 197, which shortens the run toward North Charleston, Boeing, and the airport.
  • Groceries, restaurants, and a downtown square without leaving the community.
  • Elementary and middle school inside Nexton, with Midtown Middle opening in August 2026.
  • A hospital, a cancer center, and an MUSC medical office building on the way through 2027 and 2028.
  • Ten-plus builders compete here, and competition tends to show up as incentives you can negotiate with.

What you are not being told

  • Nexton Parkway is two lanes, carries mostly through traffic, and is not likely to be widened before the end of the decade.
  • School lines just moved. Berkeley County School District approved new attendance boundaries in December 2025, and a district board member has warned area elementary schools will be over capacity again within two years.
  • Midtown is phase three of a planned nine. If you buy there, expect construction traffic and new-home competition for years.
  • Dues are layered: a Nexton master POA, often a neighborhood association on top, and a higher fee inside Del Webb.
  • Some land around Nexton is still being fought over. The Town of Summerville spent early 2026 weighing annexation of about 738 undeveloped Nexton acres near Sheep Island Road, and the density plan was still in play.

Nexton Homes for Sale by Village

Brighton Park Village

  • Original village
  • Resale
  • Near Nexton Square

Nexton’s first village, opened in 2015 with homes from Saussy Burbank, Pulte, and John Wieland. Built around the Brighton Park Swim Club and a grid of parks and trails, with Nexton Elementary and Nexton Square a short ride away.

The most finished part of Nexton: mature trees, no construction next door, and resale only.

Brighton Square

  • Townhomes
  • New construction
  • Walkable

The in-town piece of Nexton. Stanley Martin builds three-level townhomes with two-car garages here, within walking distance of Downtown Nexton and the Nexton Square restaurants.

For buyers who want to walk to dinner more than they want a yard.

Midtown

  • Largest village
  • New construction
  • Townhomes

About 1,000 acres planned for roughly 2,500 homes, built around the Midtown Club: a swimming lagoon with lap lanes, lighted pickleball and tennis courts, a fitness center, yoga studio, and the Living Room co-work space. Builders have included David Weekley, Ashton Woods, Pulte, Saussy Burbank, New Leaf, and Homes by Dickerson. Midtown Middle sits inside the village.

The widest range of home types in Nexton, from townhomes and villas to larger single-family plans.

North Creek

  • New construction
  • Wooded

A smaller, wooded village on the Cane Bay side of Nexton, with Centex single-family homes, neighborhood pools, pickleball, and a pond with pavilions. North Creek Marketplace, with Agave’s Cantina and Scoop 50Fifty, is close by.

Quieter than Midtown, and a shorter run to Highway 176 and Cane Bay.

Hammock Walk

  • 55+ age-restricted
  • Townhomes
  • New construction

Ashton Woods’ age-restricted enclave inside North Creek, with low-maintenance ranch-style townhomes, a trail, pickleball court, dog park, and a pond with pavilions.

The lower-maintenance, lower entry point for 55+ buyers who do not need the full Del Webb clubhouse.

Del Webb Nexton

  • 55+ age-restricted
  • Gated
  • New and resale

A gated age-restricted village from Del Webb, building since 2017, with mostly single-level plans. The clubhouse program includes indoor and outdoor pools, a fitness center, pickleball and tennis courts, and a newer gymnasium and bar and grill. The developer has said a second 55+ neighborhood is planned for 2027.

New Construction in Nexton: Go In Represented

Nexton is one of the busiest new-construction markets in the tri-county, with more than ten builders active, including Ashton Woods, Brookfield Residential, Centex, David Weekley Homes, Del Webb, Homes by Dickerson, New Leaf Builders, Pulte, Saussy Burbank, and Stanley Martin, mostly in Midtown, North Creek, Brighton Square, and Del Webb. That is an opportunity and a trap at the same time. The friendly agent in the model home works for the builder. They are not negotiating against their own employer on your behalf, and the builder’s contract is written to protect the builder, not you.

How a Nexton new build actually works

  • Bring your agent to the first visitMost builders require your agent to be named at the first tour. Register without one and you may lose representation on that home.
  • Know which home you are buyingA finished spec home, a to-be-built home, and a proposed section are three different decisions with three different timelines.
  • Price the incentive, not the pitchBuilder incentives tied to a preferred lender sometimes beat the market and sometimes do not. Get a competing quote and compare rate, fees, and the credit side by side.
  • Read the builder contractDeposits, delay terms, and warranty language work differently than a standard South Carolina resale contract.
  • Inspect a brand-new homeNew homes have defects. Plan a pre-drywall inspection, a full inspection before closing, and an 11-month warranty inspection.

If you already own a home and need to sell it to buy here, the timing gets harder, because a builder’s closing date can move and your buyer’s usually cannot. Our full new construction guide walks through all of it, and our buying and selling at the same time guide covers the move-up math.

Schools and Getting Around Nexton

Nexton is served by the Berkeley County School District, not Dorchester School District 2, even though the mailing address says Summerville. Nexton Elementary opened in 2015 on Scholar Way, and Midtown Middle opened in August 2026 in the heart of Midtown with room for about 1,100 students, built to relieve Berkeley Middle and Cane Bay Middle. Cane Bay High is the high school the developer lists for the community. The district redrew lines for more than ten schools for 2026-2027, and the new Bee Tree Elementary in Jedburg took students from the Nexton and Cane Bay corridor, so an address that fed one school last year may feed another now. Current ratings and enrollment load automatically in the schools section on this page. Confirm the assignment for the exact address with the district before you commit.

Frequently Asked Questions About Nexton

Is Nexton a good place to live?

It is a strong fit for buyers who want I-26 access, groceries, restaurants, trails, and an elementary and middle school inside one community, with a hospital on the way. The trade-offs are a two-lane Nexton Parkway that carries mostly through traffic, layered POA dues, school boundaries that just changed and may change again, and years of active construction in Midtown. If those trade-offs work for your commute and budget, the village you choose inside Nexton matters more than the decision to buy in Nexton at all.

Is Nexton in Summerville or Berkeley County?

Both, in different senses. Nexton uses a Summerville mailing address and the 29486 ZIP code, but the residential villages sit in unincorporated Berkeley County, outside the town of Summerville’s limits. The developer notes that some commercial areas are inside the Town of Summerville, and the town has considered annexing more Nexton land. Confirm the county and any town limits on the tax record for any specific address before you make an offer.

What neighborhoods are inside Nexton?

Nexton is organized into villages, each with its own builders and amenities. The ones buyers ask about most are Brighton Park Village, the original resale village; Brighton Square, with townhomes near Nexton Square; Midtown, the largest and newest village; North Creek, a wooded village on the Cane Bay side; Hammock Walk, a 55+ townhome enclave inside North Creek; and Del Webb Nexton, the gated 55+ village. Cadia Nexton is a separate rental neighborhood.

What schools serve Nexton?

Nexton is served by the Berkeley County School District. Nexton Elementary and Midtown Middle, which opened in August 2026, are both inside the community, and the developer lists Cane Bay High as the high school. The district adopted new attendance boundaries for the 2026-2027 year and opened Bee Tree Elementary nearby, so confirm the assignment for the exact address with the district before you commit.

Are there 55+ communities in Nexton?

Yes, two today. Del Webb Nexton is a gated age-restricted village with mostly single-level homes and a full clubhouse program, offering both new construction and resale. Hammock Walk is an Ashton Woods age-restricted enclave of ranch-style townhomes inside North Creek. Both require at least one resident age 55 or older, and the developer has said another 55+ neighborhood is planned for 2027.

How long is the commute from Nexton to downtown Charleston?

Plan on roughly 30 to 40 minutes off-peak and 50 to 70 minutes at weekday rush hour to downtown Charleston or MUSC, based on TREAT Team field estimates. Boeing and the airport run about 20 to 25 minutes off-peak, and Main Street Summerville is 10 to 15. Drive your real route at your real hour before you commit.

What amenities does Nexton have?

Nexton has more than 20 miles of trails, 50+ parks, the Midtown Club with its swimming lagoon, the Brighton Park Swim Club, neighborhood pools and pickleball courts, and the Del Webb clubhouse for 55+ residents. Nexton Square adds restaurants like Halls Chophouse and Page’s Okra Grill, and Harris Teeter and Publix are both inside the community. MUSC is building a hospital and cancer center here, with openings planned for 2027 and 2028.

How much are HOA fees in Nexton?

It depends on the village and the builder. Most homes pay the Nexton master POA plus a neighborhood association for their own village’s pool and amenities, and Del Webb Nexton carries a higher monthly fee that covers its gated clubhouse program. Some sections also charge a transfer or capital contribution fee at closing. Get every fee in writing for the specific address before you write an offer.

How much do homes cost in Nexton?

Prices run from townhomes in Brighton Square and Midtown and the Hammock Walk townhomes at the entry end to larger single-family plans in Midtown at the top, with Brighton Park resale, North Creek, and Del Webb Nexton in between. The live market report and listings on this page update automatically with current sales, so use those for today’s numbers rather than a figure that was accurate last quarter.

Should I buy new construction or resale in Nexton?

Price both before you decide. New construction in Midtown, North Creek, Brighton Square, and Del Webb Nexton often comes with builder incentives that change the real cost, while resale in Brighton Park Village and the earlier phases offers mature landscaping, finished amenities, and no build timeline. The right answer depends on your move date, your rate, and whether you want to pick finishes or move in on a known date. Have your own agent represent you with the builder either way.

Buying or Selling in Nexton?

Nexton rewards buyers who pick the village first and the house second. Decide whether walking to Nexton Square, a brand-new Midtown build, a quieter North Creek street, or a 55+ clubhouse matters most, confirm the school assignment and the dues for the exact address, and drive the parkway at your hour. If you are selling, know that your real competition is the builder a few streets over, and price like it. The TREAT Team works the Berkeley County corridor every week, and the conversation is free.
