Park West Homes for Sale and Community Guide
The biggest factor in a Park West purchase over the next five years is not inside Park West. It is Highway 41. The community already has what most Mount Pleasant buyers are hunting for: three public schools on one boulevard inside the neighborhood, a town recreation complex, marsh views, and a Highway 17 front door with groceries and a hospital. What it does not control is the two-lane road along its back edge, and that road is about to become a construction zone on its way to becoming a better road. Buyers who understand both halves of that sentence buy well here.
What is living in Park West like?
Park West is a roughly 1,700-acre master-planned community in the Town of Mount Pleasant, Charleston County, between Highway 17 North and Highway 41. Development started in the late 1990s, and it now holds dozens of sections with a shared clubhouse, two pools, six lighted tennis courts, a crab dock, and paved trails. Laurel Hill Primary, Charles Pinckney Elementary, and Cario Middle sit inside the community, and Wando High is just outside it. Nearly every sale is a resale.

Why Park West?
The case for Park West is that the things you use every week are already built, already mature, and mostly inside the gate you drive through.
- School is on your street, almost. Laurel Hill Primary, Charles Pinckney Elementary, and Thomas C. Cario Middle share one campus on Thomas Cario Boulevard inside Park West, and Wando High sits just outside the community.
- The town built a park in the middle of it. The Park West Recreation Complex on Park West Boulevard is run by the Town of Mount Pleasant, with ball fields, batting tunnels, lighted tennis courts, a track, a lake pavilion, and a paved trail that connects toward Laurel Hill County Park.
- The amenities are finished, not promised. The Park West Master Association runs a clubhouse, an Olympic-size pool and a zero-entry pool, six lighted tennis courts, a summer kitchen, a playground, and a crab dock that reaches out over the marsh.
- The marsh is real. Toomer Creek and Darrell Creek wrap the custom sections, and a large share of the original tract was left as saltwater marsh and freshwater wetlands.
- Errands and healthcare are at the front. Highway 17 at the Park West entrance puts a Publix, restaurants, medical offices, and the Roper St. Francis Mount Pleasant Hospital within a few minutes.
What Living in Park West Is Actually Like
Park West started as timberland. LandTech, the company led by Bill Bobo and Pat Tomlin, bought roughly 1,700 acres from Georgia-Pacific in the mid 1990s, and the first homes went up in Churchill Park in 1998. The land was zoned for far more homes than were ever built, and the developer chose a lower count, which is part of why the community still feels green instead of packed. Over the next decade the national builders filled in the production sections, D.R. Horton, Centex, Beazer, Ryland, Lennar, and KB Home among them, while custom builders took the marsh edges. Park Island, the gated island section, opened in 2007 and was the last major piece.
The daily rhythm runs on Park West Boulevard and the trail system. Kids ride to the Thomas Cario Boulevard campus, the rec complex fills up on Saturday mornings, the tennis courts are booked most evenings, and the crab dock gets its regulars at high tide. On paper, it reads like a suburb. In practice, it is closer to a small town that happens to have a Highway 17 address, with the practical upside that most of what you need is inside or at the front of it.
The part most buyers never hear about is the back door. Highway 41 runs along the northwest side of Park West toward Dunes West and the Wando River bridge into Berkeley County, and it has been a two-lane bottleneck for years. The Highway 41 Corridor Improvements project will widen it to four lanes from Clements Ferry Road to Dunes West Boulevard, keep three lanes through the historic Phillips Community, widen again to four lanes from Bessemer Road to Highway 17, and add Laurel Hill Parkway, a new two-lane road tying Park West Boulevard to Highway 41. The Post and Courier reported in August 2026 that Mount Pleasant Town Council narrowly upheld its consent in July, the county is taking contractor bids in September 2026, and construction could begin in early 2027 with completion required by 2031. Better roads are coming. You will live through the work zone first.

What Works in Your Favor, and What You Are Not Being Told
What works in your favor
- Primary, elementary, and middle school inside the community, with Wando High next door.
- Mature trees, finished amenities, and no builder still moving dirt down the street.
- A wide range of home types, from condos and townhomes to custom marsh-view homes, under one master association.
- Highway 17 shopping, the Roper St. Francis Mount Pleasant Hospital, and a Town of Mount Pleasant recreation complex all within a few minutes.
- The Highway 41 project, once finished, should shorten the drive toward Dunes West, the Wando bridge, and Clements Ferry Road.
What you are not being told
- Highway 41 construction is expected to start in early 2027 and run for years. Homes near the back of the community will feel it most.
- The oldest sections are now more than 25 years old. Roofs, HVAC, windows, and siding matter more here than in a newer community.
- Dues are layered: the master association, usually a sub-association, and higher dues in gated, townhome, and condo sections.
- Marsh views come with flood zone questions. Some creekside homes are elevated for a reason, and insurance quotes vary widely.
- Highway 17 North at rush hour is still the price of a Mount Pleasant address. Downtown is closer than from Summerville, but not close.
Park West Homes for Sale by Section
Most agents treat Park West as one neighborhood. It is not. It is dozens of sections with different builders, ages, lot sizes, and dues, sharing one master association. Tap a feature to see which sections match, then scroll down to the live listings on this page.
Showing all 7 sections.
Park Island
A private, gated island inside Park West, reached by a bridge of more than 1,400 feet over the marsh. Custom homes on larger lots with views toward the Wando River. It opened in 2007 and is the most private address in the community.
Worth a look if privacy and water views are the top two items on your list, and you are prepared for custom-home pricing.
Masonborough and Tennyson
Park West’s established custom sections. Masonborough is wooded, with large live oaks and homes along Beckenham Drive overlooking Darrell Creek. Tennyson borders Toomer Creek on two sides, and no two homes are alike.
The top of the Park West market outside Park Island. Check flood zone and elevation on every house.
Andover, Wheatstone, and Bergenfield
Small marshfront sections. Andover has larger Lowcountry-style homes with deep front porches. Wheatstone is two streets of traditional homes. Bergenfield, the smallest, has elevated homes looking over Toomer Creek.
Marsh views without Park Island’s gate or price. Inventory is thin, so be ready when one lists.
Churchill Park, Arlington, and The Village
The first wave. Churchill Park (D.R. Horton) held the first homes in 1998. Arlington (Beazer) and The Village (Centex) followed with Charleston-style front porches and smaller lots.
Usually the lowest single-family entry into Park West amenities. Older homes, so budget for roofs and systems.
Pembroke, Foxmoor, and Wellesley Place
Production-built sections close to the Thomas Cario Boulevard school campus. Pembroke (Ryland) is mostly four and five bedroom homes, Foxmoor (Centex) sits near the schools, and Wellesley Place (D.R. Horton) offers smaller floor plans.
If a walk or bike ride to Laurel Hill Primary or Cario Middle matters, start here.
Kensington, The Madison, and The Gates
Park West’s townhome sections. Kensington (D.R. Horton) has three-story townhomes, The Madison is a gated townhome section, and The Gates (KB Home) mixes duplexes and townhomes.
The most common path into Park West’s schools and amenities at a lower price. Read the sub-association budget closely.
The Battery and Cambridge Commons
The Battery is a gated condominium section by the Wrenn Group with its own clubhouse and pool. Cambridge Commons is a small group of cement-plank townhomes with private courtyards.

New Construction in Park West: Go In Represented
Here is the honest version: Park West is essentially built out. The production sections were finished years ago, so nearly every home you tour here is a resale, and the occasional new build is a custom home on one of the few remaining lots in the higher-end sections. If brand new is on your list, the real comparison is a Park West resale against newer communities in north Mount Pleasant, or against Point Hope across the Wando on the Cainhoy peninsula, where builders including Toll Brothers, Pulte, and David Weekley are active. Nearby Dunes West, just up Highway 41, is another established resale option worth comparing. Whichever way you lean, the friendly agent in the model home works for the builder, and the builder’s contract is written to protect the builder, not you.
How a new build near Park West actually works
- Bring your agent to the first visitMost builders require your agent to be named at the first tour. Register without one and you may lose representation on that home.
- Know which home you are buyingA finished spec home, a to-be-built home, and a proposed section are three different decisions with three different timelines.
- Price the incentive, not the pitchBuilder incentives tied to a preferred lender sometimes beat the market and sometimes do not. Get a competing quote and compare rate, fees, and the credit side by side.
- Read the builder contractDeposits, delay terms, and warranty language work differently than a standard South Carolina resale contract.
- Inspect a brand-new homeNew homes have defects. Plan a pre-drywall inspection, a full inspection before closing, and an 11-month warranty inspection.
If you already own a home and need to sell it to buy, the timing gets harder, because a builder’s closing date can move and your buyer’s usually cannot. Our full new construction guide walks through all of it, and our buying and selling at the same time guide covers the move-up math.

Frequently Asked Questions About Park West
Is Park West a good place to live?
It is a strong fit for buyers who want three public schools, a town recreation complex, pools, tennis, and miles of trails inside one Mount Pleasant community, with Highway 17 shopping and the Roper St. Francis Mount Pleasant Hospital at the front door. The trade-offs are traffic on Highway 41 and Highway 17 at rush hour, a multi-year Highway 41 construction project starting soon, layered HOA dues, and a longer drive to downtown than the south end of Mount Pleasant. If those work for you, the section you pick matters more than the decision to buy in Park West.
What neighborhoods are inside Park West?
Park West is made up of dozens of separate sections under one master association. The ones buyers ask about most are Park Island, the gated custom-home island; Masonborough and Tennyson, the custom and marsh-view sections; Andover, Wheatstone, and Bergenfield on the creeks; Churchill Park, Arlington, and The Village, the original production-built sections; Pembroke, Foxmoor, and Wellesley Place near the schools; Kensington, The Madison, and The Gates for townhomes; and The Battery and Cambridge Commons for condos and smaller attached homes.
What schools serve Park West?
Park West is served by the Charleston County School District. Addresses in Park West are generally zoned for Laurel Hill Primary, Charles Pinckney Elementary, and Thomas C. Cario Middle, all three on Thomas Cario Boulevard inside the community, and Wando High School just outside it. Zoning lines can change as East Cooper grows, so confirm the assignment for the exact address with the district before you commit.
Is Park West in the Town of Mount Pleasant?
Yes. Park West sits inside the Town of Mount Pleasant in Charleston County, with a 29466 ZIP code. That means Town of Mount Pleasant services, the town-run Park West Recreation Complex, Charleston County School District schools, and Charleston County property taxes. Confirm the jurisdiction on the tax record for any specific address before you make an offer.
How will the Highway 41 widening affect Park West?
Charleston County plans to widen Highway 41 to four lanes between Clements Ferry Road and Dunes West Boulevard, keep three lanes through the Phillips Community, and widen again to four lanes from Bessemer Road to Highway 17. The plan also adds Laurel Hill Parkway, a new two-lane road connecting Park West Boulevard to Highway 41. The Post and Courier reported in August 2026 that bids go out in September 2026 and construction could start in early 2027. Expect several years of work zones before the relief shows up.
How long is the commute from Park West to downtown Charleston?
Plan on roughly 25 to 30 minutes off-peak and 35 to 50 minutes at weekday rush hour to downtown Charleston or MUSC, based on TREAT Team field estimates. Mount Pleasant Towne Centre is about 8 to 12 minutes and the Isle of Palms is about 15 to 20 minutes off-peak. Drive your real route at your real hour before you commit.
What amenities does Park West have?
Park West’s master association runs a clubhouse, an Olympic-size pool and a zero-entry pool, six lighted tennis courts, a playground, a summer kitchen, a crab dock on the marsh, and paved trails for walking, biking, and golf carts. The Town of Mount Pleasant’s Park West Recreation Complex adds ball fields, batting tunnels, lighted tennis courts, a track, a lake pavilion, and a trail that connects toward Laurel Hill County Park. Some sections add their own pool or gate.
How much are HOA fees in Park West?
It depends on the section. Every home pays the Park West Master Association, most also pay a sub-association for their own section, and gated sections, townhomes, and condos usually carry higher dues that cover gates, exteriors, or grounds. There is also a transfer fee at closing. Get every fee in writing for the specific address before you write an offer.
How much do homes cost in Park West?
Prices run from condos and townhomes at the entry end, through the original production-built sections in the middle, up to custom marsh-view and waterfront homes in Masonborough, Tennyson, and Park Island at the top. The live market report and listings on this page update automatically with current sales, so use those for today’s numbers rather than a figure that was accurate last quarter.
Is there new construction in Park West?
Very little. Park West was developed starting in the late 1990s, and its production-built sections are finished, so nearly every sale is a resale. The exceptions are occasional custom builds on remaining lots, mostly in the higher-end sections. Buyers who want a brand-new home usually compare Park West resale against newer communities in north Mount Pleasant and across the Wando on the Cainhoy peninsula. Have your own agent represent you with any builder.
Buying or Selling in Park West?
Park West rewards buyers who pick the section first and the house second. Decide whether marsh views, a gate, a townhome price point, or a short walk to the Thomas Cario Boulevard campus matters most, confirm the school zoning and every layer of dues for the exact address, and decide how you feel about living near a Highway 41 work zone for a few years. If you are selling, your real competition is the other Park West listings in your section, and buyers will ask about your roof and the road. Price like it. The TREAT Team works East Cooper every week, and the conversation is free. No pressure, ever.
