Dunes West Homes for Sale and Community Guide
Dunes West gets sold as a golf community, and plenty of the people who live there never pay the golf club a dollar. The course, the pools, the tennis and pickleball courts, the gym, and the boat ramp belong to a privately owned club with its own membership and dues. Your property owners association assessment buys you the gate, the private roads, the trails, the crab docks, and the pavilion. That split is the first thing to understand about Dunes West, because it changes what the house actually costs you and what you actually get for it.
What is living in Dunes West like?
Dunes West is a 2,500-plus-acre community in north Mount Pleasant, Charleston County, off Highway 41 on the Wando River, with Wagner Creek and Toomer Creek running through it. Most of it sits behind a staffed gate on private roads, built around an 18-hole Arthur Hills golf course that opened in 1991. Homes are zoned to Charleston County School District schools including Wando High. The club is optional and separate from HOA dues, and Highway 41 is the daily chokepoint.

Why Dunes West?
The case for Dunes West is water, trees, and a gate, inside Mount Pleasant, at a range of price points most coastal golf communities do not offer.
- Real water, not a retention pond. The community fronts the Wando River, Wagner Creek, and Toomer Creek. Marsh-front lots are common, some sections have private deepwater docks, and the club runs a boat ramp on Wagner Creek off Yachtsman Drive.
- A mature neighborhood. Most homes were built from the early 1990s through the 2000s, so the live oaks are grown, the landscaping is finished, and there is no construction traffic on your street.
- A staffed gate with private roads. Most sections sit behind a 24-hour manned gate on roads the POA maintains and insures, with resident barcodes and guest passes.
- Wide spread of home types. Townhomes and duplex homes in sections like The Heritage and The Gates, mid-size single-family homes in Whispering Marsh and Marsh Cove, and large custom homes on the river in The Harbour and Richmond Cove.
- Errands nearby. The Harris Teeter at Rivertowne Place sits where Highway 41 meets Rivertowne Parkway, a few minutes from the Dunes West Boulevard entrance, and the Wando High and Cario Middle campuses are close by.
What Living in Dunes West Is Actually Like
The land has a longer story than most Mount Pleasant subdivisions. According to the Dunes West Golf and River Club’s history, it started as a 1696 land grant, became a brick, rice, and cotton plantation called Four Men’s Ramble, and was renamed Lexington in 1827. In 1930 A&P heiress Henrietta Hartford bought it and built a 32-room mansion with gardens by the Olmsted firm. The house burned in 1942, and the property went to a timber company that later became part of Georgia-Pacific. The golf course opened in 1991, John Wieland Homes built out much of the community in the decades after, and Jim Feeney, who also owns Rivertowne Country Club and Snee Farm Country Club, bought the club in 2016.
On paper, Dunes West is one community. In practice, it is more than twenty sections with very different personalities. Wagner Pointe and Osprey Cove feel like a quiet custom-home enclave on the marsh. The Heritage and The Gates feel like a townhome community with a gate. Palmetto Hall and Cypress Pointe sit outside the main gate entirely, on public roads, with a much lower assessment. The daily rhythm is walkers and bikes on the trails, boats heading out from the Wagner Creek ramp on weekend mornings, and a line at the gate at 5:30 in the afternoon.
The road is the part to take seriously. Highway 41 is the only way out of north Mount Pleasant for Dunes West, Park West, Rivertowne, and Carolina Park, and it backs up at rush hour. On July 15, 2026, Mount Pleasant Town Council voted 5 to 4 to grant consent for Charleston County’s Highway 41 Corridor Improvements project. The plan widens 41 to four lanes from Clements Ferry Road to Dunes West Boulevard and Rivertowne Parkway, keeps three lanes through the historic Phillips Community, returns to four lanes from Bessemer and Joe Rouse Road to Highway 17, and adds a new two-lane Laurel Hill Parkway linking Park West and Dunes West Boulevards to 41. The Post and Courier reported in August 2026 that bids go out this fall, work is expected to start in early 2027, and completion is required by 2031. Relief is coming. So are a few years of construction first.

What Works in Your Favor, and What You Are Not Being Told
What works in your favor
- Marsh, creek, and river frontage inside the Mount Pleasant town limits, with Wando High in the zone.
- A staffed gate and private roads, without being locked into a mandatory club membership.
- Established resale inventory with mature trees and finished amenities. No builder phases still going up around you.
- Entry points from townhomes to riverfront estates, all inside one gate.
- A boat ramp and dry storage inside the community, which is rare this close to the Isle of Palms and the harbor.
What you are not being told
- The pool, gym, courts, golf, and boat ramp are club amenities, not HOA amenities. Per the Dunes West POA, they require a separate club membership. Budget for it or plan to live without it.
- Highway 41 at rush hour is the price of admission today, and the fix means construction on your only road from 2027 into the next decade.
- Marsh-front lots often fall in flood Zone AE even when the interior of the community is Zone X. The view and the flood premium usually come together.
- Golf carts are not permitted on the private roads behind the gate under the POA’s rules. Street-legal low-speed vehicles are.
- Many homes are 20 to 30 years old. Roofs, HVAC systems, windows, and docks may be original, and that belongs in your offer math.
Dunes West Homes for Sale by Section
Most agents treat Dunes West as one neighborhood. It is not. Each section has its own lot sizes, home types, and in some cases its own regime fee on top of the POA. Tap a feature to see which sections match, then scroll down to the live listings on this page.
Showing all 7 sections.
Wagner Pointe, Osprey Cove, and Marsh Landing
Some of the original custom-home sections, built mostly in the 1990s on larger lots overlooking the marsh and the golf course. Osprey Cove includes tidal creek lots, and some Marsh Landing homes have deepwater docks.
Worth a look if marsh views and an established custom home matter more than new finishes.
The Harbour, Darts Pointe, and Richmond Cove
The biggest homes in Dunes West, most built by John Wieland on lots of a third of an acre or more. Richmond Cove adds wooded, marsh, and riverfront home sites along the Wando.
The top of the Dunes West market. Compare dock condition and permits before you compare kitchens.
Brickfall Estates, Hartford Village, and Downing Place
Homes that front the Arthur Hills course. Brickfall Estates has some of the largest lots in the community, and Downing Place is a small pocket of brick homes from the late 1990s with golf course views.
A fairway view does not include a membership. Decide on the club separately.
Riverview
The most recent John Wieland section, launched around 2017 near the back gate by Highway 41, with single-family homes and townhomes, many on raised foundations, plus a community deepwater dock, pavilion, and playground.
The closest thing to newer construction in Dunes West, with river access you do not have to maintain yourself.
Marsh Cove, Whispering Marsh, Deer Walk, and Woodlands
The middle of the market. Whispering Marsh and Woodlands are among the newer gated single-family sections, Deer Walk includes some marsh-front homes, and Marsh Cove has both single-family homes and a gated townhome section with a first-floor primary suite.
Often the best value per square foot behind the gate.
The Heritage, Egrets Walk, Palm Cove, and The Gates
The attached-home sections. The Heritage, Egrets Walk, and Palm Cove are townhome communities, and The Gates is a section of duplex homes with screened porches.
The lowest entry point to Dunes West. Ask for the regime budget and reserve study along with the POA numbers.
Palmetto Hall, Cypress Pointe, and Ellington Woods
Sections outside the main gate on public roads, with a much lower POA assessment than the gated side. Palmetto Hall and Cypress Pointe are single-family, and Ellington Woods has condos and townhomes.
Same schools and same club eligibility question, at a lower price and a lower assessment. You give up the gate.

New Construction in Dunes West: Go In Represented
Straight answer: Dunes West is essentially built out. Riverview was the last builder section, and nearly every Dunes West purchase today is a resale or the occasional custom build on a remaining lot. If a brand-new home is on your list, the realistic comparisons are nearby. Carolina Park, a few minutes down Highway 41, is close to fully built out, with custom and semi-custom builders finishing its Riverside section. Across the Wando on Clements Ferry Road, Point Hope is building actively with Toll Brothers, Pulte, David Weekley, and a Del Webb 55+ section, but it sits in Berkeley County with different schools and taxes. Whichever way you go, the friendly agent in the model home works for the builder, and the builder’s contract is written to protect the builder, not you.
How a new build near Dunes West actually works
- Bring your agent to the first visitMost builders require your agent to be named at the first tour. Register without one and you may lose representation on that home.
- Know which home you are buyingA finished spec home, a to-be-built home, and a proposed section are three different decisions with three different timelines.
- Price the incentive, not the pitchBuilder incentives tied to a preferred lender sometimes beat the market and sometimes do not. Get a competing quote and compare rate, fees, and the credit side by side.
- Read the builder contractDeposits, delay terms, and warranty language work differently than a standard South Carolina resale contract.
- Inspect a brand-new homeNew homes have defects. Plan a pre-drywall inspection, a full inspection before closing, and an 11-month warranty inspection.
If you already own a home and need to sell it to buy here, the timing gets harder, because a builder’s closing date can move and your buyer’s usually cannot. Our full new construction guide walks through all of it, and our buying and selling at the same time guide covers the move-up math.

Frequently Asked Questions About Dunes West
Is Dunes West a good place to live?
It is a strong fit for buyers who want marsh and river views, mature trees, a staffed gate, and Wando High in the school zone, inside the Mount Pleasant town limits. The trade-offs are rush-hour traffic on Highway 41 with several years of road construction ahead, a golf and athletic club that costs extra, higher flood insurance on marsh-front lots, and homes that are 20 to 30 years old. If those work for your budget and commute, the section you choose matters more than the decision to buy in Dunes West at all.
What sections are inside Dunes West?
Dunes West has more than twenty sections. The ones buyers ask about most are Wagner Pointe, Osprey Cove, and Marsh Landing on the marsh and golf course; The Harbour, Darts Pointe, and Richmond Cove with the largest homes; Brickfall Estates, Hartford Village, and Downing Place on the golf course; Riverview on the Wando River; Marsh Cove, Whispering Marsh, Deer Walk, and Woodlands in the middle of the market; The Heritage, Egrets Walk, Palm Cove, and The Gates for townhomes and duplex homes; and Palmetto Hall, Cypress Pointe, and Ellington Woods outside the main gate.
Is Dunes West a golf community, and do I have to join the club?
Yes, it is built around an 18-hole Arthur Hills course that opened in 1991, but club membership is optional and separate from your HOA dues. The golf course, pools, fitness center, tennis and pickleball courts, boat ramp, and dry storage are run by the privately owned Dunes West Golf and River Club. The POA assessment covers the gate, private roads, trails, crab docks, the Riverview pavilion, and the playground. Get current membership options and dues from the club directly.
Does Dunes West have deepwater or boat access?
Yes, in a few ways. Some homes in sections like Marsh Landing and Richmond Cove have private deepwater docks. Riverview has a community deepwater dock on the Wando River. The club operates a boat ramp on Wagner Creek off Yachtsman Drive and dry storage with roughly 140 spaces for boats under 30 feet, both tied to club membership. Confirm dock permits and low-tide depth on any water lot before you offer.
What schools serve Dunes West?
Dunes West is served by the Charleston County School District. The zoned schools are Laurel Hill Primary for the early grades, Charles Pinckney Elementary for grades three through five, Thomas C. Cario Middle, and Wando High. Attendance lines in north Mount Pleasant have changed as new schools opened, so confirm the assignment for the exact address with the district before you commit.
How long is the commute from Dunes West to downtown Charleston?
Plan on roughly 25 to 35 minutes off-peak and 40 to 60 minutes at weekday rush hour to downtown Charleston or MUSC, based on TREAT Team field estimates. The Harris Teeter at Rivertowne Place is under 5 minutes away, and Daniel Island is about 15 to 20 minutes off-peak across the Wando. The slow part of almost every trip is Highway 41, so drive your real route at your real hour before you commit.
What is happening with Highway 41 near Dunes West?
Charleston County’s Highway 41 Corridor Improvements project will widen Highway 41 to four lanes from Clements Ferry Road to Dunes West Boulevard and Rivertowne Parkway, keep three lanes through the Phillips Community, and add a new two-lane Laurel Hill Parkway connecting Park West and Dunes West Boulevards to Highway 41. Mount Pleasant Town Council approved consent in July 2026, construction is expected to begin in early 2027, and completion is required by 2031.
How much are HOA fees in Dunes West?
It depends on where the home sits. Homes behind the main gate pay a noticeably higher POA assessment than sections outside the gate like Palmetto Hall and Cypress Pointe, because the gated side covers staffed security and private road maintenance. Townhome and duplex sections often add a regime fee, and a working capital contribution is due at closing. Club membership is a separate cost. Get every fee in writing for the specific address before you write an offer.
How much do homes cost in Dunes West?
Prices run from townhomes and duplex homes in sections like The Heritage and The Gates at the entry end to deepwater and riverfront custom homes in The Harbour and Richmond Cove at the top, with the outside-gate sections and mid-size gated single-family sections in between. The live market report and listings on this page update automatically with current sales, so use those for today’s numbers rather than a figure that was accurate last quarter.
Should I buy new construction or resale in Dunes West?
In Dunes West itself, resale is the realistic path, because the community is essentially built out. If you want a brand-new home, compare Dunes West resale against the remaining custom builds in Carolina Park and the active builders at Point Hope across the Wando in Berkeley County. Resale gives you mature trees, water views, and a known move-in date. New construction gives you new systems and a warranty. Have your own agent represent you with any builder.
Buying or Selling in Dunes West?
Dunes West rewards buyers who separate three decisions: the section, the gate, and the club. Decide whether marsh views, a golf course lot, a townhome price point, or a lower assessment outside the gate matters most, get the POA and club numbers for the exact address, price the flood and wind insurance, and drive Highway 41 at your hour. If you are selling, your buyer is comparing you against every other Dunes West resale and the newer homes up and down 41, so price the age of your roof and your dock honestly.
