Carnes Crossroads Homes for Sale and Community Guide

Last updated September 2026 by The TREAT Team. South Carolina License #96167.

The farm gets all the attention at Carnes Crossroads. The detail that will shape your daily life more is which city you actually live in. Carnes Crossroads sits inside the City of Goose Creek, in Berkeley County, at the corner of Highway 17-A and Highway 176, yet nearly every home here carries a Summerville 29486 mailing address. That split touches your city services, your ballot, and how often you explain your address to a delivery driver. Buyers who understand it before they write an offer are never surprised by it after closing.

What is living in Carnes Crossroads like?

Carnes Crossroads is a 2,300-acre master-planned community inside the City of Goose Creek, in Berkeley County, with a Summerville 29486 mailing address. It is built around a working 11-acre farm, a trail system of about nine miles, the Lakehouse and pool complex, and Carolyn Lewis School, a public K-8 school inside the community. Roper St. Francis Berkeley Hospital, a new Publix, and the Uptown shops sit at its edges. Homes range from established resale to active Lennar construction, including the gated 55+ Horizons section.

Why Carnes Crossroads?

The case for Carnes is that the things most suburbs make you drive to are already here, and a few things no other community in the tri-county offers.

  • A hospital is inside the community. Roper St. Francis Berkeley Hospital opened in 2019 as a 50-bed hospital and added a four-story, 94,000-square-foot tower that doubles it to 100 beds, with units opening from late 2025 into 2026.
  • The farm is real. Freehold Communities describes Carnes as South Carolina’s largest agrihood: an 11-acre working farm, a Farm Store, You Pick gardens, and a Fourth Fridays Farmers Market open to the public.
  • Groceries arrived. Publix opened at the Marketplace at Carnes Crossroads on October 15, 2025, at the southwest corner of 17-A and 176.
  • There is a place to walk to dinner. Uptown at Carnes holds Neighborhood Tap House, home to Goose Creek’s first rooftop bar, plus Fleet Feet and the Uptown Lawn, where the City of Goose Creek runs its event calendar.
  • The amenities are new. The Lakehouse on Lake Hewitt, The Perch pool with its three-story waterslide, the Fitness Lodge, a wellness center, and pickleball and tennis courts opened with the agrihood in 2025.

What Living in Carnes Crossroads Is Actually Like

The land takes its name from Dallas V. Carnes, a farmer who owned it in the early 1900s. Goose Creek annexed the tract in 2006, the housing crash stalled it, and The Daniel Island Company restarted it around 2012 with St. Thomas Park, St. James Park, and a relocated Green Barn as the social center. In 2021, Lennar bought a large share of the remaining land and sold 913 acres to Freehold Communities, which rebuilt the plan around the farm. The shift worked on paper and in the sales office: the National Association of Home Builders named Carnes its Residential Community of the Year in February 2026, and John Burns and RCLCO both ranked it among the top 50 selling master-planned communities for 2025.

In practice, Carnes feels like two communities stitched together. The older Daniel Island Company streets have front porches, alleys, the Village Green, and mature trees. The newer Freehold phases are denser, brighter, and organized around the Lakehouse, the pool, and the farm. Both share the trails, and both are a golf cart ride from the hospital campus, Northwood Academy, and Uptown.

The civic picture is where most buyers get confused. The Post and Courier reported in October 2025 that roughly 1,000 Goose Creek residents here receive Summerville mail, and that the U.S. House had passed a bill to give the area its own ZIP code, with the Senate still to act. The city is building a new fire station at 1401 2nd Avenue off Highway 176, targeted for the end of 2026. On the roads, Berkeley County finished Phase 1 of the U.S. 176 widening from 17-A to Nexton Parkway in December 2025, adding lanes, turn lanes, and sidewalks, and Phase 2 toward Jedburg Road won a $22.5 million federal grant in July 2026. Better than it was. Still busy.

What Works in Your Favor, and What You Are Not Being Told

What works in your favor

  • A hospital, a K-8 public school, and a private school campus inside the community, with a Publix at the front corner.
  • City of Goose Creek services, including a new fire station being built inside Carnes.
  • Amenities that opened in 2025, so you are not paying into a pool that needs replacing next year.
  • Lennar is actively building, and an active builder gives you pricing to compare against every resale.
  • Two highways at the front door: 17-A toward Summerville and Moncks Corner, 176 toward Nexton and I-26.

What you are not being told

  • Your mail says Summerville and your city is Goose Creek. Insurance quotes, voter records, and delivery apps do not always agree, and the ZIP code fix is not law yet.
  • The City of Goose Creek maintains a Carnes Crossroads Municipal Improvement District with its own annual assessment roll. Ask whether your parcel is in it and what it costs.
  • Newer Freehold phases sit on smaller lots. The trade is shared amenities for private yard.
  • The 17-A and 176 intersection is the funnel for Carnes, Cane Bay, and Nexton traffic. Drive it at 7:30 a.m. before you commit.
  • Resale homes compete directly with new Lennar inventory a few streets away.

New Construction in Carnes Crossroads: Go In Represented

Lennar is the active builder at Carnes today, selling the Arbor, Coastal, Row, and Villas Collections plus the 55+ Horizons section, with Dream Finders Homes listed as coming soon. One dominant builder means one sales office setting the terms. The friendly agent in the model home works for Lennar. They are not negotiating against their own employer on your behalf, and the builder’s contract is written to protect the builder, not you.

How a Carnes Crossroads new build actually works

  • Bring your agent to the first visitMost builders require your agent to be named at the first tour. Register without one and you may lose representation on that home.
  • Know which home you are buyingA finished spec home, a to-be-built home, and a proposed section are three different decisions with three different timelines.
  • Price the incentive, not the pitchBuilder incentives tied to a preferred lender sometimes beat the market and sometimes do not. Get a competing quote and compare rate, fees, and the credit side by side.
  • Read the builder contractDeposits, delay terms, and warranty language work differently than a standard South Carolina resale contract.
  • Inspect a brand-new homeNew homes have defects. Plan a pre-drywall inspection, a full inspection before closing, and an 11-month warranty inspection.

If you already own a home and need to sell it to buy here, the timing gets harder, because a builder’s closing date can move and your buyer’s usually cannot. Our full new construction guide walks through all of it, and our buying and selling at the same time guide covers the move-up math.

Schools and Getting Around Carnes Crossroads

Carnes is served by the Berkeley County School District, not Dorchester School District 2, even with the Summerville address. The anchor is Carolyn Lewis School, a K-8 school on Coleridge Drive that opened August 21, 2023, with room for 1,221 students. The district built it to take pressure off Cane Bay Elementary, Cane Bay Middle, and Nexton Elementary, and it is named for the first woman to serve on the Berkeley County school board. Builder materials list Cane Bay High for high school. Northwood Academy, a private preschool through grade 12 school, has its campus inside Carnes. Current ratings and enrollment load automatically in the schools section on this page. Confirm the assignment for the exact address with the district before you commit, because lines in this corridor move as new schools open.

Frequently Asked Questions About Carnes Crossroads

Is Carnes Crossroads a good place to live?

It is a strong fit for buyers who want new amenities, a trail system, a hospital and a grocery store close by, and a public K-8 school inside the community, and whose work sits toward Goose Creek, Summerville, Nexton, or the I-26 corridor. The trade-offs are traffic at the Highway 17-A and Highway 176 intersection, smaller lots in the newer phases, the Goose Creek and Summerville address split, and a longer drive to downtown Charleston and the beaches. If those work for your commute and budget, the section you pick matters more than the community itself.

Is Carnes Crossroads in Goose Creek or Summerville?

Goose Creek. Carnes Crossroads sits inside the City of Goose Creek limits in Berkeley County, which annexed the land in 2006, but homes use a Summerville mailing address and the 29486 ZIP code. That means City of Goose Creek services and Berkeley County schools and taxes, not the town of Summerville or Dorchester County. A bill to give the area its own ZIP code passed the U.S. House in 2025 and still needed Senate action at our last check.

What neighborhoods are inside Carnes Crossroads?

Carnes Crossroads is organized into older sections from the original developer and newer builder collections. The sections buyers ask about most are St. Thomas Park, the first neighborhood, St. James Park with its lakefront lots, Horizons at Carnes Crossroads, the gated 55+ section by Lennar, Lennar’s Arbor and Coastal Collections of single-family homes, the Row and Villas Collections with Charleston single designs and paired homes, and the Dream Finders Homes phase listed as coming soon.

What schools serve Carnes Crossroads?

Carnes Crossroads is served by the Berkeley County School District. Carolyn Lewis School, a public K-8 school inside the community, opened in August 2023 to relieve Cane Bay Elementary, Cane Bay Middle, and Nexton Elementary. Builder materials list Cane Bay High for high school, and Northwood Academy is a private school with its campus in Carnes. Confirm the assignment for the exact address with the district before you commit.

Is there a 55+ community in Carnes Crossroads?

Yes. Horizons at Carnes Crossroads is a gated, age-restricted section built by Lennar, with the Cottage, Carriage, and Legends Collections. Lennar lists a clubhouse, indoor and outdoor pools, a fitness center, pickleball and tennis courts, and fishing lakes. At least one resident must be 55 or older. Del Webb at Cane Bay and Four Seasons at Lakes of Cane Bay are the nearest alternatives to compare.

How long is the commute from Carnes Crossroads to downtown Charleston?

Plan on roughly 35 to 45 minutes off-peak and 55 to 75 minutes at weekday rush hour to downtown Charleston or MUSC, based on TREAT Team field estimates. The shorter commutes are close by: Nexton is about 8 to 12 minutes off-peak, and Moncks Corner and Main Street Summerville are 15 to 20. Drive your real route at your real hour before you commit.

What amenities does Carnes Crossroads have?

Carnes Crossroads has an 11-acre working farm with a Farm Store and children’s garden, a trail system of about nine miles, the Lakehouse on Lake Hewitt, The Perch pool with a three-story waterslide, the Fitness Lodge, a wellness center, sports courts, the Green Barn, and the Village Green. Roper St. Francis Berkeley Hospital, a Publix, and the Uptown shops and restaurants sit at the community’s edges.

How much are HOA fees in Carnes Crossroads?

It depends on the section. Most homes pay a master association fee, some sections add their own fee, and Horizons carries a separate age-restricted fee for its clubhouse and gated grounds. Some parcels also fall inside the City of Goose Creek’s Carnes Crossroads Municipal Improvement District, which carries its own annual assessment. Get every fee in writing for the specific address before you write an offer.

How much do homes cost in Carnes Crossroads?

Prices run from Lennar’s paired villas and Horizons homes at the entry end to larger Coastal Collection homes and lakefront resale in St. James Park at the top, with established resale in St. Thomas Park in between. The live market report and listings on this page update automatically with current sales, so use those for today’s numbers rather than a figure that was accurate last quarter.

Should I buy new construction or resale in Carnes Crossroads?

Price both before you decide. New Lennar construction often comes with builder incentives that change the real cost, while resale in St. Thomas Park and St. James Park offers larger lots, mature trees, and no build timeline. The right answer depends on your move date, your rate, and whether you want to pick finishes or move in on a known date. Have your own agent represent you with the builder either way.

Buying or Selling in Carnes Crossroads?

Carnes rewards buyers who decide what they are trading before they tour. Older streets with bigger lots and mature trees, or newer homes closer to the Lakehouse and the farm. A gated 55+ section, or the rest of the community. Confirm the city, the improvement district, the school, and the dues for the exact address, and drive 17-A and 176 at your hour. If you are selling, your real competition is the Lennar model a few streets over, and pricing has to account for it. The TREAT Team works the Goose Creek and Berkeley County corridor every week, and the conversation is free. No pressure, ever.
