Carolina Park Homes for Sale and Community Guide

Last updated September 2026 by The TREAT Team. South Carolina License #96167.

You can no longer buy a brand-new house in Carolina Park, and that is the most useful thing to know before you shop here. In June 2026 the developer announced that the last new custom home in Riverside had gone under contract, closing out one of the last large master-planned communities Mount Pleasant approved. The model homes and builder incentives that shaped this place for more than a decade are gone. Your competition now is the seller two streets over, and the buyers who do well here are the ones who understand which section they are really paying for.

What is living in Carolina Park like?

Carolina Park is a master-planned community of about 1,700 acres in the Town of Mount Pleasant, Charleston County, off Highway 17 North in the 29466 ZIP code. It holds Carolina Park Elementary, the 40,000-square-foot Wando Mount Pleasant Library, 20-acre Bolden Lake, two resident pools, and shops at The Bend, with Wando High next door. Homes range from Village townhomes to custom Wando River homes, and the community is now almost entirely resale.

Why Carolina Park?

The case for Carolina Park is that the things you use every week sit inside the community or at its edge, not a drive down Highway 17.

  • The elementary school is in the neighborhood. Carolina Park Elementary opened in 2017 on Park Avenue Boulevard, and Wando High sits next door on Warrior Way, with Thomas C. Cario Middle a short drive west.
  • The library is a real one. The Wando Mount Pleasant Library is a 40,000-square-foot Charleston County Public Library branch with study rooms, two creative studios, and dedicated children and teen spaces.
  • Two pools, one lake. The Residents Club in The Village has a junior Olympic pool, tennis courts, and the Great Lawn. The Lake Club in Riverside has its own resort-style pool and pavilion overlooking Bolden Lake.
  • Errands happen at The Bend. The Bend at Carolina Park holds Front Porch Coffeehouse, The Great Greek, Lola Rose, Rooted Beverage Cellar and Bar, Lowcountry Yoga, and Carolina Park Family Dentistry, with Costco across the road.
  • The hospital is on the same stretch of road. Roper St. Francis Mount Pleasant Hospital sits on Highway 17 at the community’s edge, and a Mount Pleasant fire station is on site.

What Living in Carolina Park Is Actually Like

Carolina Park Development LLC bought the land in 2010, started construction in 2011, and opened The Village in 2012, with Riverside sales following in 2013. The layout splits cleanly in two. The Village is the production-built side, with tighter lots, sidewalks, townhomes, and the Residents Club, built by names like David Weekley, Saussy Burbank, Ryland, and Lennar. Riverside, on 545 acres toward the Wando River, is the custom side, with builders such as Cline Homes, The Burton Company, Homes by Dickerson, and Stanley Martin, larger lots, and nearly half its land held as protected greenspace.

On paper, it reads like every master-planned brochure. In practice, the daily rhythm is closer to a small town that happens to share a road with Costco. Kids walk or bike to Carolina Park Elementary, Saturday mornings run through the lighted fields at the Town of Mount Pleasant’s Carolina Park Recreation Complex, a 77-acre town park split between active fields and a passive parcel with a walking trail, and the Great Lawn hosts food trucks and movie nights. For longer walks, Laurel Hill County Park covers 745 acres of meadows, an oak allee, and several miles of unpaved trails, with its public entrance at the Park West Recreation Complex a few minutes south.

The road story is the part most buyers skip. Highway 17 North carries nearly everything in and out, and Highway 41 to the west is the main route toward Berkeley County. The Post and Courier reported in August 2026 that Charleston County’s $245 million Highway 41 plan, which widens the road and adds a new two-lane Laurel Hill Parkway connecting Park West and Dunes West boulevards to Highway 41, could start construction in early 2027 and must finish by 2031. Relief is coming. It is not here yet, and the construction years come first.

What Works in Your Favor, and What You Are Not Being Told

What works in your favor

  • An in-community elementary school, a public library, and Wando High next door.
  • Groceries, coffee, fitness, and a dentist at The Bend and Costco without crossing Highway 17 twice.
  • Real water: Bolden Lake for kayaks and the Wando River and marsh on the Riverside edge.
  • A finished community. The amenities are built, the streets are complete, and you are not buying a promise on a site plan.
  • Isle of Palms is closer than most of Mount Pleasant thinks, by way of the Isle of Palms Connector.

What you are not being told

  • With new homes sold out, there are no builder incentives to negotiate. A resale seller here knows there is no model home down the street to undercut them.
  • Highway 17 North at rush hour and Wando High drop-off and dismissal both back up traffic at the community’s front door. Drive it at 7:30 in the morning before you offer.
  • The Highway 41 and Laurel Hill Parkway work will add years of construction to the west side commute before it helps.
  • Dues are layered: a master association, plus a sub-association or regime in some sections, plus a capital contribution at closing.
  • Carolina Park includes both FEMA zone X and zone AE, and homes near the river and marsh are the ones to check. Water views and flood insurance often come together.

Carolina Park Homes for Sale by Section

Most agents treat Carolina Park as one neighborhood. It is not. The Village and Riverside are different products, and the waterfront sections are different again. Tap a feature to see which sections match, then scroll down to the live listings on this page.

Showing all 7 sections.

The Village

  • Mostly resale
  • Townhomes
  • Residents Club

The first section, opened in 2012 and now fully built. Production homes and townhomes from builders including David Weekley, Saussy Burbank, Ryland, and Lennar, on tighter lots with sidewalks to the Residents Club, the Great Lawn, and Carolina Park Elementary.

The most walkable part of Carolina Park and the usual entry point for single-family resale.

Riverside

  • Near Bolden Lake
  • Custom homes
  • Mostly resale

The 545-acre custom side of the community, built around 20-acre Bolden Lake and the Lake Club pool. Lots are larger, and builders include Cline Homes, The Burton Company, Homes by Dickerson, Axon Homes, and Stanley Martin.

Worth a look if lot size and a custom build matter more than walking to the elementary school.

Sawyer’s Island and Sawyer’s Bluff

  • Wando River and marsh
  • Custom
  • Resale

Riverside’s first waterfront neighborhood, released in 2021 with marsh-front and maritime forest homesites overlooking the Wando River. Residents of these homesites get private access to Sawyer’s Island, with a floating dock for kayaking, fishing, and crabbing.

Ask for the dock permit status and the elevation certificate before anything else.

Delinger’s Point

  • Wando River and marsh
  • Custom
  • Resale

The final waterfront release in Riverside, introduced with 38 custom homesites and close to 270 degrees of water and marsh views along the Wando River.

The top of the Carolina Park market. Price the flood insurance with the house.

The Preserve

  • Near Bolden Lake
  • Final custom builds

Riverside’s last custom neighborhood, released in November 2024 with 13 Cline Homes homesites steps from Bolden Lake and the Lake Club. The homesites are sold, and the final homes are still under construction.

Nearly new homes may reach the resale market here first. Watch for them.

The Cottages at Carolina Park

  • Marketed as 55+
  • Resale

A small Mungo Homes section of single-level-leaning cottages built in the early 2020s, marketed as 55+ active adult with lawn care handled by the association. It sold out and now trades only as resale.

Confirm the age restriction in the recorded covenants. Listing sources describe it differently.

The Towns at Carolina Park

  • New construction
  • Townhomes
  • Income-qualified

Three-bedroom townhomes by Prosperity Builders on Park Avenue Boulevard near Costco, approved by Mount Pleasant Town Council in 2024 as an attainable housing district of about 100 homes. Buyers must meet income eligibility rules tied to the area median income.

The only real new-construction door left in Carolina Park. Check eligibility and resale restrictions first.

New Construction in Carolina Park: Go In Represented

Here is the honest version. Carolina Park is built out. The developer announced in June 2026 that the last new custom home in Riverside was sold, and the only new homes still for sale are the income-qualified townhomes at The Towns at Carolina Park. If you want brand new, you are either buying one of those, buying a nearly new resale from The Preserve or Delinger’s Point, or looking at new construction elsewhere in north Mount Pleasant or across the Wando in Berkeley County. In every one of those cases, the friendly agent in the model home works for the builder, and the builder’s contract is written to protect the builder, not you.

How a new build near Carolina Park actually works

  • Bring your agent to the first visitMost builders require your agent to be named at the first tour. Register without one and you may lose representation on that home.
  • Know which home you are buyingA finished spec home, a to-be-built home, and a proposed section are three different decisions with three different timelines.
  • Price the incentive, not the pitchBuilder incentives tied to a preferred lender sometimes beat the market and sometimes do not. Get a competing quote and compare rate, fees, and the credit side by side.
  • Read the builder contractDeposits, delay terms, and warranty language work differently than a standard South Carolina resale contract.
  • Inspect a brand-new homeNew homes have defects. Plan a pre-drywall inspection, a full inspection before closing, and an 11-month warranty inspection.

If you already own a home and need to sell it to buy here, the timing gets harder, because a builder’s closing date can move and your buyer’s usually cannot. Our full new construction guide walks through all of it, and our buying and selling at the same time guide covers the move-up math.

Frequently Asked Questions About Carolina Park

Is Carolina Park a good place to live?

It is a strong fit for buyers who want a newer home in Mount Pleasant with an elementary school, a public library, a lake, trails, and daily errands inside or at the edge of the community, and who can live with Highway 17 North as the main way out. The trade-offs are rush-hour traffic on Highway 17 and Highway 41, layered HOA dues, school drop-off congestion near Wando High, and the fact that brand-new homes are essentially gone. If those work for your commute and budget, the section you choose matters more than the decision to buy in Carolina Park at all.

Can you still buy a new home in Carolina Park?

Almost never. The developer announced in June 2026 that the last new custom home in Riverside went under contract, with only the final few homes in The Preserve still under construction. The main exception is The Towns at Carolina Park, a group of attainably priced three-bedroom townhomes by Prosperity Builders with income eligibility rules. For nearly every other buyer, Carolina Park is now a resale market.

What sections are inside Carolina Park?

Carolina Park is organized into distinct sections with different builders, lot sizes, and dues. The sections buyers ask about most are The Village, Riverside, Sawyer’s Island and Sawyer’s Bluff, Delinger’s Point, The Preserve, The Cottages at Carolina Park, and The Towns at Carolina Park. Restore at Carolina Park is a 55+ apartment community on the property, so it is rental only.

What schools serve Carolina Park?

Carolina Park is served by the Charleston County School District. The schools most addresses are zoned for are Carolina Park Elementary, which sits inside the community and opened in 2017, Thomas C. Cario Middle, and Wando High, which is next door on Warrior Way and also houses the Center for Advanced Studies. Attendance lines are set by the district and can change, so confirm the assignment for the exact address with the district before you commit.

How long is the commute from Carolina Park to downtown Charleston?

Plan on roughly 25 to 30 minutes off-peak and 40 to 55 minutes at weekday rush hour to downtown Charleston or MUSC over the Ravenel Bridge, based on TREAT Team field estimates. Isle of Palms is about 15 to 20 minutes off-peak, and Mount Pleasant Towne Centre is about 10. Highway 17 North is the bottleneck most mornings, so drive your real route at your real hour before you commit.

What amenities does Carolina Park have?

Carolina Park has the Residents Club in The Village with a junior Olympic pool, tennis courts, a dog park, a playground, and a nearly two-acre Great Lawn, plus the Lake Club pool on 20-acre Bolden Lake in Riverside with a lakeshore trail and kayak launch. The community also holds about 80 acres of passive parkland, more than 220 acres of preserved wetlands, the Wando Mount Pleasant Library, and the shops at The Bend. The Town of Mount Pleasant’s Carolina Park Recreation Complex adds lighted athletic fields, and Laurel Hill County Park is a short drive south.

How much are HOA fees in Carolina Park?

It depends on the section. Every home pays the master association, and some sections, including Riverside and the townhome sections, add a sub-association or regime fee on top. Expect a capital contribution at closing and a transfer fee when you sell. Get every fee in writing for the specific address, along with the architectural review rules, before you write an offer.

How much do homes cost in Carolina Park?

Prices run from the income-qualified townhomes at The Towns at Carolina Park at the entry end, through the production-built homes and townhomes in The Village, up to custom homes in Riverside and the waterfront homes on Sawyer’s Island and Delinger’s Point at the top. The live market report and listings on this page update automatically with current sales, so use those for today’s numbers rather than a figure that was accurate last quarter.

Is there a 55+ option in Carolina Park?

Yes, two kinds. The Cottages at Carolina Park is a Mungo Homes section marketed as 55+ active adult with lawn care handled by the association, and it is now resale only. Restore at Carolina Park is a 55+ apartment community, so it is a rental rather than a purchase. Listing sources describe The Cottages differently on the age restriction, so read the recorded covenants before you rely on it either way.

Should I buy resale in Carolina Park or new construction nearby?

Price both before you decide. Resale in Carolina Park gets you finished amenities, mature streets, a known school assignment, and no build timeline, while new construction elsewhere in north Mount Pleasant or across the Wando in Berkeley County can come with builder incentives and a lower tax bill in exchange for a longer drive or unfinished amenities. The right answer depends on your move date, your rate, and how much the Mount Pleasant address is worth to you. Have your own agent represent you with any builder either way.

Buying or Selling in Carolina Park?

Carolina Park rewards buyers who pick the section first and the house second. Decide whether walking to the elementary school, a custom lot near Bolden Lake, or a view of the Wando matters most, confirm the school assignment and every layer of dues for the exact address, and drive Highway 17 North at your hour. If you are selling, the builders are gone, which helps you, but your buyer is comparing you against every other resale in north Mount Pleasant, so price like it. The TREAT Team works the Mount Pleasant market every week, and the conversation is free. No pressure, ever.
